We are looking for a young professional to replace my spot in this great house.

I will be moving out to live with my partner, and am seeking a replacement tenant from the 30th June.

About the Location:
- 5 mins from Wandsworth Common
- 10 mins to Balham Underground station
- 10 minutes from Balham high street which includes various shops, restaurants, pubs and gyms.

The room is technically unfurnished but I will be leaving the Double bed and chest of drawers when I move out. There is also the option to bring your own furniture.

It is a large four bedroom, three storey house plus a basement for storage. The top bedroom has an ensuite, and the other three rooms (including the room advertised) share two toilets and one bath/shower.

The living room, dining room and kitchen are all very spacious, plus there is a backyard with space for a bbq during summer.

About the flatmates:
- All between the ages of 24-28
- Robbie: English, football journalist
- Curtis: Northern Irish, Engineer
- Will: American, Finance

Generally it is a fun, social house with everyone working a 9-5 job. We are all into most sports and are big football and golf fans.

Current lease is due to expire August 2026. Rent is firm at £1,100 plus bills (approx £120 pm). Deposit is £1,298 and the letting agent (foxtons) will require basic references for employment, salary, and previous accommodation.
