A slot will be assigned to you, and we ask that you attend at the beginning of the slot and do not overrun to enable us to manage viewings as efficiently as possible.

Our house is an ex-council property. The living room and kitchen are on the ground floor, and the bathroom, loo and bedrooms are on the first floor.

Facilities:
Community Fibre internet, runs at 200mb.
Lead tenants Netflix & Amazon Prime video
The water rates are a fixed annual cost, and gas & electric provided by SSE.
In addition to furnished properties, some electronics are available for the joint use of the house (belonging to a flatmate)

About the area:
Situated in the lovely Battersea just off Westbridge Road and a stone's throw from Battersea Square, our home benefits from something almost unheard of in London - freedom from traffic noise. Of course, we do pay for this freedom with the occasional helicopter coming in to the helipad just beyond our council estate. We are also situated a brisk 8 minute walk from Battersea Park, though if you fancy a picnic or lounging in the sun, the common green area behind the property provides a pleasant space to chill.

Transportation:
For transportation we have Clapham Junction on the main line either a brisk walk away, or Fulham, Kensington or Sloane Square a bus journey away north of the river.
Journies to the city can be managed either via mainline trains to Waterloo from Clapham Junction, the 170 bus to Victoria, the 344 bus (a 6 minute walk away) directly to Bishopsgate, or the Thames Clipper from Cadogen Pier if you fancy an upscale method of travel.

Bills / Payments:
Rent is paid directly to the landlord's account.
Bills are paid to the lead tenant's account on a monthly basis - all via direct debit.
There is a spreadsheet supported by a Google Drive folder (or onedrive), as well as a paper copy folder for full transparency.
They include: Gas & electric, council tax, broadband (fibre-optic / unlimited), TV license, Thames water and I'm sure I'm forgetting something. Due to Gas & Electric fluctuations, the bills are generally between £100 and £80 per flatmate.

The Contract:
The contract for the property is signed jointly by all tenants, so we are all on the hook for the full amount if someone decides to be daft. Hence the requirement for a lead tenant (me), and interviews with potential flatties. The rent amount is paid to the landlord separately, and the bills are taken care of by the tenants.

Rules for the house:
No pets (it's in the contract)
No smoking in the house (it's also in the contract and really, just nice for your flatmates)
Room is for single occupancy (i. e. no couples) House rules applies for sleepovers to minimise drama
House is gay friendly and non-discriminatory. Please don't apply otherwise - referring to the non-discriminatory nature here. Do note, we will only select people who we believe will fit into the house dynamic (i. e. non-needy, independent, emotionally mature people who think of home as a serene space to treasure)

About your potential flatmates and house atmosphere:
The aim for the house is to be independent, but relaxed and laid back. Though not party central.
The house is a place of refuge and quiet in a world of pressure at work and expectations of our social lives. A place where you can chat to your flatmates should you choose, or just quietly read or watch TV without having to become best friends with the people you live with.
That said, we are not hermits or shut-aways. People do come over. A simple courtesy notice to your fellow flatmates, and no-one will be caught walking around in their oldest, most embarrassing PJ’s.

We value the good relationship we have built with all our neighbours, even if we don't know all their names.

Now the official stuff:
You'll need to provide the landlord with the following:
- A copy of your passport
- work references
And sign the Tenancy Agreement prior to the move-in date. .

Securing the property is done by completing the above, and paying the deposit to the landlord who will hold the funds in a deposit protection scheme.

Parking is available subject to Wandsworth council application approval
