I’m looking for a new housemate as mines sadly leaving to live in Australia. I’m looking for a lovely person to move into our 2 bed flat. My pronouns are she/her, I’m an artists and work in mental health.
~ The room ~
* Double unfurnished room.
* Your own bathroom across the hallway with bath and shower - it has plenty of cabinet space!
* The room is north facing the Walthamstow wetlands and it gets some evening sunshine.
* There is a radiator under the window and roll down blinds.
~ The flat ~
* It's a cute quiet flat with a lot of families living in the complex, so it is super important to be respectful of that.
* All bedrooms, bathrooms and kitchen/living room are on the same floor (no stairs in the flat).
* First floor flat, up one flight of stairs (11 steps).
* No lift or wheelchair access.
* There is a bike shed and a car parking space.
* Kitchen counters and hobs are waist height, the oven is lower down.
* Intercom available but no other visual/hearing impairment adaptions.
* The kitchen is fully fitted with gas hobs, electric fan oven, fridge, washing machine, dishwasher and plenty of storage space.
~ The area ~
*The flat overlooks the Wetlands.
* 15 minute walk to Blackhorse Road Station for the Victoria Line and Suffragette Line
* 5 minute bus journey to Blackhorse Road Station (158 bus route to Stratford/Chingford)
* Bus stop is a 2 min walk from the flat
~ What we are looking for ~
* Someone who really cares about their home space and values it being a bit of calm away from busy London - this is definitely not a party flat.
* Someone who's clean and tidies up after themselves - this is super important as the flat is small!
* Ideally not someone who works from home.
~ Contract info
* Rent £875 a month + £164 bills (gas, wifi, electric, water & council tax).
* You will be required to sign a contract agreement. No break clause for the first 12 months, rolling contract after.
* Deposit £875 - held in a deposit safety scheme.
* Sadly housing benefits are not accepted.
* You will have to give 4 weeks notice to leave after the first 12 months.
~ Other info ~
* Long term renters only - no couples!
* No pets.
* Viewings on 21st & 22nd of March with potential for weekday evenings if this doesn’t work for you.
