Hey there spare roomers!

After almost 3 years I am sad to be moving out of our flat and leaving my awesome flatmates behind. I'm moving back home with the fam to wait for the dust to settle. If it wasn't for Rona there is no way I'd be leaving this flat - fact!

Added bonus - there is plenty of space to WFH. I have spread across the table since last year. Post national lockdown you'll likely have the living room to yourself until the end of the day. Nick has a studio he tends to work in and Anne does most of her consultations at her physio clinic.

** Should you need a desk to work in your room I can leave leave one behind for you :).

THE ROOM:
You'll be taking over my room which is the largest room in the flat. It's south facing and gets the sun in the mornings which is lush, especially if you come with plants :).

It comes fully furnished with a double bed, mattress, large wardrobe big chest of drawers and enough room to swing a cat. I can vouch for this as I lived in this room with a partner and have a recording studio set up in there too - no issues with space what so ever.

I need someone to take over the lease from 1st February. As a gesture of good will I will cover a portion of the rent for Feb so you'll only pay £450 for Feb rent + bills.

COSTS :
Rent - £636.74 (from March 2021)
All bills - £75 - 90 (season dependant)
DEPOSIT : £711 (TDS Secured)

THE FLAT: on 2 floors, fully furnished:

- A very well sized kitchen with new eco cooker (September), a washer/dryer and dishwasher.

- Extra storage: extra space under the stairs and cupboards in the corridor upstairs

- A newly fitted bathroom (last year)

- A spacious living room/dining room, with beautiful lighting and indoor plants, sectional couch and armchair. Good for dinner parties or chilling with a glass of wine/beer after a hard-working day. Extra room to store a bike if needed.

- A beautiful garden with patio furniture, fairy lights, and a full size BBQ. The perfect size, and ready to fully enjoy our British summers when mixing is allowed.

THE LOCATION :

- LANDLORDS : We have a great relationship with our landlord and they are quick to resolve any issues. e. g.
-the shower was playing up last year > they had a new bathroom fitted
- The top oven on our old stove stopped working > we had a replacement ordered and fitted within the week
- We have the flex to put up shelves pictures etc with no penalty
- The don't routinely raise the rent

- TUBE : Our flat is located right in between Brixton and Stockwell tube station ( 7 to 10 min walk depending on your speed!).

- BUS : we have a very good bus network just outside our door. 133-Liverpool Street, 159/3-Oxford Circus, 59-Kings cross, 345-South Kensington.

- SUPERMARKETS : A little Tesco and Co-op just around the corner, a little Sainsbury’s by Stockwell station. If you want a big shop go for Lidl at Stockwell or the big Tesco, M&S etc in Brixton.

- BRIXTON : Brixton market is one of the greatest place for foodies, the Ritzy is an iconic Picture house cinema, and the high street has all the shops you could possibly need. If looking for a night out, there are plenty or bars and clubs for you to explore. Walking distance to Clapham night-life too.

- FITNESS : Lots of gyms to choose from if thats what you're after. F45, Pure Gym, The Gym, Fitness First, Better Health Brixton, More Yoga etc.

- BIKE
Brixton cycles is a 2 min walk from the flat for all your bike woes.

THE FLATMATES

Nick 31
From Cambridge, works as an architect and is always up for a chat. Super laid back and lovey guy who loves a schlep into Peckham for a boogie and a bev. Also a cracking spike ball player and a frequent runner.

Anne 28
Hailing from Canada/Australia/filipino works as a physio. Salt of the the earth and always up for a laugh, something outdoorsy and partial to a cheeky bit of 90s R&B/Hip-Hop.

These guys are top class and we have had such a fab dynamic. From dinner parties, to games nights, to spike ball tournaments and a Netflix binge here and there.

You'll be pressed to find a better bunch!
