I have a room available for £675/month in a cozy, quirky Victorian conversion situated on the high street between Clapham Common Station and Brixton Station.

Bills for the flat (average):

EDF/Octopus electricity - £65/month, £33 each

British gas - £45/month, £22.50 each

Lambeth Council Band B - £132/month, £66 each

NOW Super fibre wifi £23/month, £11.50 each

With bills split equally, on average total costs of living here is between £800-850 per month

The rent is due on the 18th of every month. If you choose to move in on May 18th, first month’s rent (£675), deposit (£675) and change of tenancy fee (£25), total of £1375 is due at signing. However, the room is available for move in as early as May 1st, but pro-rated rent of £21.77 per day will be charged and all monies are due at signing.

PROS: Central location in Zone 2, affordable rent and bills, adorable dog, quiet, mature and respectable flatmate, Alvarez Estates – mom and daughter duo are super great landlords and very understanding.

The neighborhood –

Buses 35, 37, 355 and P5 all stop right outside the front door, which can get you to either Clapham or Brixton is a couple of stops. Plenty of restaurants and takeaway available nearby: Chinese, Chicken shop, Chippy, Caribbean, bakery, vegan, gyro/grill open late on weekends. Groceries – 2 doors down LIDL, 2 blocks away – Tesco Extra. Next to that a 24hr Anytime Fitness . Lots of barber shops, hair salons as well.

The flat –

Flat is on the top floor, with one neighbor below and there is an intercom system for deliveries. Lots of storage and counter space in the kitchen (bike and air fryer pictured will soon be gone). Separate shower and toilet.

The flatmate, me Vareen (she/her)

Currently, I work 7 days a week and am gone for most of the day on Saturdays and Sundays. I work from home Mondays and Fridays and am at the office for the rest of the week. As you can imagine, I am tired all the time and that’s why I prefer a peaceful and quiet place to live. I tend to keep all common areas very neat and free of clutter. I love to cook and clean up as I go, but sometimes I run out of room in the dish rack and may leave some dirty dishes neatly stacked on the counter next to the sink. They rarely stay dirty for more than a day though.

The best part - Mochi, the dog

Mochi is a 10-year-old yorkie/mini schnauzer mix. He is a cuddle bug who loves belly rubs. He doesn’t make much noise except for when someone buzzes the intercom. I work from home Mondays and Fridays, and he does come with me to the office 3 days a week. If I’m not home, he may try to bring you toys for you to play with him, so his toys may be out and about in the common areas, which I clean up once I get home.

The CONS: With rent this cheap, there had to be cons. I cannot stress enough how tiny this place is and how it is not ideal for socializing at home. It is technically a 1 bedroom with a living room and your room would be the living room (unfurnished) which does have a door but does not have a wardrobe or dresser, however, the room is large enough to accommodate these as well as a double bed and a desk.

While I don’t mind if you bring guests over, just keep in mind the place is small and every step can be heard, every door opening and closing can be heard throughout the flat and I do get up for work every morning. Please note, there is no space for seated dining in the kitchen either.

One very important thing to note – while I plan on staying for as long as possible in this flat, should I need or want to vacate the flat, you must too as we (the current flatmate and I) had moved in together and the landlord does not want to continue to rent out the place room by room but made an exception to do so this time.

What I am looking for in a flatmate – a working professional who enjoys peace and quiet at home. While we don’t need to be best friends and I am happy co-existing under one roof but being friendly is a requirement. Same goes for respecting one another’s property and more importantly - privacy because the only lock inside the flat is the one for the toilet. Your room, my room, nor the shower door does not have locks and the landlord made it clear that none would be added. LGBTQIA+ friendly. This place is not suitable for smokers or additional pets.
