En-suite double bedroom in Brockley! End of June!

Looking for a person to take over my part of the contract of an en suite double bed in our LGBTQ+ neurodivergent-friendly household for the end of June!

LOCATION: Brockley!

ABOUT US:
I am Julio (people call me Juice) (he/him), 26 working in research. I’ve lived in the flat for 1.5 years but sadly have to move because of work. I enjoy playing the drums, frisbee and videogames.
Dan (they/them), 24 working for a charity. They are a big fan of TV shows, painting, and exploring around Brockley.
Max (he/him), 27 works for the Greenwich museums. He is a big fan of roller skating, drawing and reading the coolest books.
Dan is veggie and Max vegan but do not mind at all living with someone who consumes animal products (like myself!). We are all great friends and we’ve created this safehaven for queer and neurodivergent people where we feel the most comfortable to be our own selves in a relaxing atmosphere. We are not party people (maybe just every now and then) but do enjoy doing things together in or out the flat.

ABOUT YOU:
We are looking for someone queer and neurodivergent friendly, which is a must. We are also looking for someone considerate and happy to contribute to keep the flat nice and homey, ideally 24 to 27 years old. We'd also love for you to personalise the place so that you feel most comfortable! You may be an introvert or an extrovert (Dan and Max are the most understanding), you can hang out in the living room or not, join or not join any outings, and we all respect each other's space. It is all quite easy going and we don’t want to pressure anybody to be a specific way. All we ask is to help keep the place nice and tidy for all of us to enjoy.

THE FLAT:
The flat has everything you need, washing machine, dish washer, another bathroom for the other two flatmates. It has an open living room kitchen area where there is a small table that can be expanded to fit more people, a sofa, a big TV, toaster, microwave. Basically as you see it in the pictures. There are stairs to get to the flat (2 from the street level and then 12 to get to the flat itself) so sadly it doesn't suit wheelchair users.

THE ROOM:
The room is a double bedroom ensuite room with a window looking to the street it can be FURNISHED or UNFURNISHED (we got this place unfurnished but I am happy to leave most of my stuff to you for free if you become responsible of them at the end of tenancy, feel free to message me on this). The room has an in-built decently sized wardrobe, it can fit a desk, a chest of drawers, a shoe rack, and a bookshelf! (Please look at the pictures). It has its own private toilet, basin, shower, and a heated towel rail. The bathroom has an extractor fan and a window to the outside too.

IMPORTANT BITS:
The contract runs until the 22 of Jan 2026 so 1.5 years left on it. Rent is £1000 a month + bills (£90 - £150 depending on the time of year), Council Tax Band B. Our flat is managed by a property manager who is prompt with repairs and maintenance. The rent is due to increase by Jan 2025 by £63.34 per person. Deposit is £768 unless estate agent decides to continue with the deposit I paid at the beginning of the tenancy.

TRANSPORT:
A 10 min walk from Brockley station and Nunhead station. Trains from Brockley are Overground to Highbury and Islignton (31 min) and Southern to London Bridge (12 min). Trains from Nunhead are Thameslink to Blackfriars (18 min) and to King’s Cross on peak times (28 min).
A corner shop 30 second walk from the flat, frequent bus services to Peckham (343), Camberwell (484), and Lewisham(343 and 484) from a bus stop 2 min walk.

SURROUNDINGS:
Telegraph Hill 5 min walk from the flat and Nunhead Cemetery 10 min walk. There is a corner shop 3 houses from the flat. New Cross Gate station and a big Sainsbury’s are at the station after Brockley or can arrive there in a 5 min bus ride. There is a Costcutter and Small Sainsburys by Brockley station. Peckham Rye also takes less than a 10 min bus ride.
