We are subletting one bedroom in our lovely top-floor Victorian flat in Brockley for four weeks while we are away.

You would be sharing the flat with our close friend, female in her early 30s who works as an architect in central London. She is tidy, considerate, and easy to get along with (don't know anybody who doesn't love her).

The flat has engineered oak flooring, fluted glass doors, and a newly refurbished kitchen and living area.

Location
St Asaph Road, SE4.
Less than 5 minutes walk from Brockley Overground station, with good connections into central London. 5 mins walk to Telegraph Hill for wonderful views of London's skyline.

The neighbourhood has a strong community feel with many cafés, parks and restaurants nearby.

Bedroom
The available room is south garden-facing bedroom with a bay window and lots of natural light. It includes:
- Double bed
- Clothes rail for storage
- Side tables/lamps etc.
- Desk
- Lockable door

The room is calm and bright and looks out over neighbouring gardens.

Note: The third bedroom / office shown on the floorplan will be locked as it will store our personal belongings during the sublet. Our friend would be staying in the "playroom".

Condition note
The kitchen has just been renovated and there are still some minor finishing touches to complete. The bathroom is fully functional but not yet renovated to match the rest of the flat. The price reflects this.

Cat
Our friendly and low-maintenance cat Mrs Sohi normally stays in the flat. She is an outdoor cat. She is fed via a CatMate automatic feeder and water system so she mostly does her own thing, but enjoys the occasional cuddle if invited. If you would prefer not to have the cat in the flat we can arrange alternative accommodation for her. This may involve an additional charge.

Price
£895 for the 1 month stay including all utilities and bi-weekly cleaner is included. Couples considered at £1100 for the 1 month stay sharing with 1 other person.
Bills not included: around £150 pcm for 2 people sharing the cost of Council tax, water, internet and energy.

Deposit: £300 in deposit protection scheme.
Free on-street parking.
