Hi and welcome to our lovely home (listing)!

We are looking for a couple (or an individual happy with living with a couple) to take the larger double bedroom in our lovely two bed flat. My wife and I are your landlords, we bought the house to live in but then family issues meant we had to rent it out. As a result we take care of it (and our tenants) extremely well because we love this house and love watching people turn it into their home! The flat is a two storey property with the living/dining room and a separate kitchen on the bottom, and two bedrooms and a bathroom on the top level.

The room will be available from 1 April 2024.

Let's start with what everybody in london is after: Location. We are a 2 minute walk (YES TWO!) from Brondesbury park overground, so ideal for anything east up to stratford, but also to shepherds bush and clapham the other way. Turn one way out of the house and seven minutes later you're at Queens Park for the Bakerloo and another Overground line to Euston (10 mins straight to Euston!). If you turn the other way, you're seven minutes away from Kilburn for the Jubilee line. You've never been so spoilt for choice!

Now for the flat itself. We spent a lot of time and effort renovating it, and we are constantly sprucing things up so everything is in very good condition! For example, by the time you move in (actually maybe a week or two later), the carpets in the bedrooms and upstairs hallway will have been replaced.

When you come in you are greeted by our lovely stairs and on your right you'll see our amazing kitchen which we put in ourselves! It's really had a lot of love and attention paid to it, and gets lots of hopefully not fake compliments.

Out of the kitchen and you'll be on your way to the living room. It's big, has a huge comfy sofa in it and a TV on the wall. We have very fast broadband and all the usual stuff. There's a storage area off the living room that I tried using as an office but it turns out it's much nicer to work at the dining table so it's now a storage area. We left our book collection when we left so one wall of the living room is covered in books for you to read if you're reading inclined.

Past the living room is a balcony which is great for summer evenings with friends, or just some wine which is a different type of friend.

Upstairs, you get your bedroom!! It's actually very big. Three massive built in wardrobes store all of your stuff when you aren't wearing or using it, and a big double bed stores you when you aren't using all of your stuff. It has a huge window which lets in tons of light. It's an all round great room to live in.

Lastly, you have a bathroom. It has a toilet, sink and a bathtub and a shower. It's big enough to not feel cramped at all and does everything a bathroom needs to do.

That's the house! The flatmates we have now are a wonderful couple, both professionals and really lovely people. They are both very sociable but are equally understanding and respectful of quiet time. We aren't looking for a party every night kind of couple, but equally we want someone who is ok with the occasional dinner party/house party for special occasions.

The £1025 pm for the room is made up of 900 for rent and 125 for bills. This includes electricity, water, broadband, and council tax, but does not include gas which is topped up via a card under the kitchen sink.

Also for the avoidance of any future issues, and to ensure all our potential housemates are completely informed, we are quite close to the overground line which runs by our building. However the noise, while noticeable initially, didn't really bother us at all when we were living there and all of our tenants have said that it isn't an issue and stops being even noticeable after a couple of days/a week. However I'm mentioning it here because it's good for you to know any potential issues beforehand and have all the information that you need!
