Location/Transport

The property is located in a quiet part of Camberwell Green situated close to the shops and amenities including several supermarkets of varying sizes. Transport links are in the form of busses linking to Overground/National Rail at Denmark Hill or New Cross and the tube (Oval/E&C/Brixton). Denmark Hill is also walkable (10-15mins) and the tube is easily accessed via bicycle, the quickest option to reach the tube is a short bike ride to Oval.

Car parking is available via a permit scheme circa £83/year and there is also secure bicycle storage available nearby (rental scheme). Limited bicycle storage within the property also exists.

The Property

The rooms are equally sized, well proportioned double rooms and come furnished with a European sized bed (140 x 200cm) and sprung foam cased mattress. Furniture can be added or removed to suit your needs and rooms can be rearranged freely with the exception of the freestanding wardrobe in the green room. Lighting is provided by adjustable 4 bulb LED lighting which is plenty bright enough for most purposes. Additional uplighters are available for less intense illumination of the room.

Electrically operated blackout blinds are fitted to both rooms.

There are two toilets, one in the main bathroom which is a wet room with basin, ceiling mounted power shower with plumbing for additional attachments including a handheld body spray nozzle, and a toilet. The second toilet is in an adjacent room with it's own hand basin. Toilet paper and soap are included.

The bedrooms have ample storage space however some additional storage options can be discussed if the need arises e. g. for empty suitcases etc.

There is a mains powered fire alarm system fitted throughout the property, extinguishers and escape hatches on the bedroom level and 1st floor balcony.

The kitchen is well appointed with all the modern appliances you might expect including microwave oven with grill function, washing machine with tumble dry function, dishwasher, electric double main oven, fridge freezer, instant hot water style 'kettle', regular kettle, 4 ring electric ceramic hob and air filter, plentiful workspace and cupboard storage. All pots, pans, mugs, glassware and utensils are available for use.

There is some communal space which directly joins with the kitchen which features a table and chairs for dining and a sofa with TV. This space can be joined to my space or divided off as required. Unfortunately this space is limited so those who require a living room as a 'must have' will likely not find this property suitable.

There's a reasonably large 1st floor balcony and ground floor hallway with storage space e. g. for bicycles.

The property spans 3 floors with loft as well. Please note that the property is not suitable for children due to the number of stairs & bannister design and is also not suitable for anyone with mobility limitations.

The hotwater and heating is from a district heating system so 247/7/365 unlimited hot water and the flat is always heated to a higer temperature than one might wish - the bedrooms do have fully controlable radiators so even if the flat is quite warm you can have an ice cold room if you prefer!

Landlord/Residents

I'm a resident gay landlord with one existing lodger (straight) and I'm ideally seek a 2nd gay or gay friendly male lodger. It is possible for the room to be taken by a couple, this has occurred many times before, usually part way through a tenancy, in this case the rent and deposit are both £800/mo.

As a landlord I'm easy going and seek lodgers to share my home in a respectful way.

The existing lodger works shifts but is respectfully quiet when returning from work at unsociable hours, I'm self employed and work irregular hours. The house is a quiet but sociable environment where you can chat and debate or be alone in your own space as you wish.

The bedrooms are separated by a wall which has been completely rebuilt to provide greater sound insulation meaning greater privacy and a better chance of not being kept awake at night!

I seek to create a relaxed and permissive home environment. What I mean by that is that unless something negatively impacts on the safety and wellbeing of the property and/or those residing here then it's generally speaking permitted - I'm not the type of landlord to object to anything and everything just because I can. A specific example would that I have no objection to lodgers having overnight guests (within reason of course) however I will not tolerate illicit drugs.

I work from home a lot as I'm self-employed and the other lodger often sleeps during the daytime especially at weekends due to night shifts so there is a requirement a relatively quiet home although it doesn't need to resemble a library! Lodgers who need to work from home are welcome to do so.

There's a healthy balance to be had between being sociable and being squirreled away in a room, essentially understanding that everyone has their own time schedule and life is important but when time permits a good chat is good too!
