Room near the river - Canada Water (SE16)

My flatmate is sadly leaving to move-in with his partner so we have a room available.

🛋️ Your room: Available now. Comes with a new mattress, double bed, wardrobe, desk, desk light chair, chest of drawers and mirror. Double-glazed windows, so great noise isolation. It is on the top floor (no flats above) and in the corner so it's one of the quietest flats. Very quiet at night as well, as both of us go to bed early, value sleep, and try to keep noises minimal from 10pm.

📋Your contract: The rent is £750 with bills included except the internet which is £14 per person per month. The deposit is £750. You will have your own contract with the landlord (12 months with a break clause at 6 months) and your deposit would be put in a deposit protection scheme.

📌 Location and transports: Located in a safe gated block of flats near the river. Quiet, residential area with a park nearby. The Docklands pier is a minute away where you can take a ferry across the river to Canary Wharf, or walk along the Thames path and enjoy the beautiful views.

🚍 Bus stop outside the door that takes you to Canada Water (Jubilee/overground) or Rotherhithe (overground) stations in 5min, or alternatively a short walk. Fantastic connections to London Bridge, Waterloo, Tower Bridge or Canary Wharf.

🍜☕🛒Amenities: Pub, coffee shop, deli shop in our street. Tesco superstore, Sainsbury's, Co-op, Decathlon, Boots, Superdrug, Lidl, Surrey Quays shopping centre, are all within walking distance.

🏫 The flat: Divided in two floors, on the lower floor is the kitchen and my room. On the top floor is the bathroom, your room and another room. All the windows have been recently replaced with double-glazed windows. Kitchen fully equipped, washer-dryer machine. There is no living room.

🧍🏻‍♀️🧍🏻‍♂️About us: Friendly and easy going British 46M professional who works in security for a record label, always from the office. Me, Portuguese 42F working in tech, hybrid 3x days a week from home. I am friendly and easy going and value direct communication, respect and a peaceful environment. I am up for the occasional shared meal, glass of wine and chat, watching a movie or going out, but also respectful of each other's space and have my own life. I like a minimalistic vibe and to keep the place tidy and clean at all times, hopefully so will you (this is a deal-breaker as hygiene is very important). We are both very considerate with keeping noise levels to the minimum, we're early nighters who value rest, so looking for someone similar. This is not a party house, we want it to stay that way. In my free time I like going to the gym, volunteering, church, art galleries, gigs, comedy nights and films/binging shows. The landlord is really nice and this is an excellent price for the location.
