I have a beautiful double room available, for offers of 450 per 7 day week if working from an office / out of the home during the day *approx* 9:30am-7:45pm, (if at the home during the day / using it also as an office - its 750 per week to reflect greater utility, maintenance and cleaning costs). 



These are the typical rates, with inflation costs hitting a forty year high, as it is….

The property has stunning private gardens, a home GYM, professional cleaners and gardiner, Netflix & SKY Q, heating, & all bills, maintenance & building work paid. There is also storage in the garage.

The property is interior designed. Every bill is already included in the weekly rent, (including gas/electricity…), for the running of your stunning, home and gardens, bar cleaners which is just, 90 pounds per 4 week period, including cleaning materials :) the room is kept immaculately clean for you.

The spacious house is accompanied by large sunny private luxury gardens, located at this spacious & very relaxing period, Georgian property.

The double room is located in a beautiful period mews house, in between the fashionable, & highly desirable, King’s Road & Fulham Road. 

The double-room has views over gardens, & is a very quiet sanctuary, for your enjoyment. 




I am looking forward to having lodgers who are positive fun & always polite - but have thier own lives to lead outside of the home also and are regularly away at weekends demonstrating their independence (typically away every other weekend for a healthy refreshing balance).

Joining this house is not dissimilar to joining a private members club, in that you will be regularly invited by me and my sociable friends, to Annabel’s, The Hurlingham Club, Soho House and other London venues and always be made to feel welcome and introduced to other like minded people.. this is a great house for networking. There is an additional spare room that goes for 130 pounds more a week in the video, if if working from an office / out of the home during the day *approx* 9:30am-7:45pm. (And keeping up with the away every other weekend condition). Then cleaners fees for this room is 22.50 a week. If working from home or not keeping up with the away every other weekend condition, then this larger room is an additional 300 pounds per week. (It’s the sole discretion of the landlord if his other spareroom is used). Likeminded successful vetted applicants will be chosen.

This three bedroom house has recently been refurbished - with under floor heating installed. 

The property has three double bedrooms and is arranged over three floors. The house comes with a car space outside the house. .

The property is located on a quiet & private cul-de-sac, tree lined, residential street.
The private cul-de-sac is managed by The Royal Borough of Kensington and Chelsea.

Upon entering the property, there is a double reception room (big) with solid wood floors, high ceilings, a feature fireplace, a formal dining area and large bay windows. Through the reception room there is a kitchen conservatory (pictured) which is ideal for either a further relaxing area, or a further dining area.

Through the doors of the conservatory is a beautiful south west facing double tiered private garden, that even in Spring gets over 7 hours of sunshine a day due to its aspect. In summer the garden gets over 12 hours of sunshine and there are long views with great outlook across gardens towards Chelsea Football Ground which is over 3,000 yards away. There is also a separate additional shady garden to keep cool. 


The kitchen is just off the reception room with modern appliances including a dishwasher, drier and clothes washer. 
The kitchen opens into the conservatory and has luxury red bar chairs. Perfect for an evening or brunch aperitif.

 On the first floor are two double bedrooms, both with very good storage and plenty of natural light. There is a family size bathroom and lime stone tiling.



The closest superstores are either Whole Foods, Waitrose, Sainsbury's and Marks and Spencer's on Chelsea’s Fulham Road & King’s Road. 

Fulham Broadway underground Tube, and Imperial Overland Train station, is just 4 minutes walk away. There are fantastic bus routes running along both Fulham Road and Kings Road which run into the West End and the City. The property is also close to The River Thames which offers fantastic commuter and recreational routes via Thames Clipper Water Bus, going direct east into the City or west to Richmond Park.

There is a kitten in the house called Prince.

A guest of the lodger’s, wishing to be over at the landlord’s property, including room, is at the sole discretion of the landlord. Typically this incurs an additional charge if there are extra people over, but the landlord can waiver this charge if they so wish.

This is not a house appropriate for difficult lodgers.
If the lodger becomes difficult, extra administration charges may be incurred by the lodger, as they are being difficult and taking up the landlords’ time. But a non-difficult lodger would not take up the landlords time.
