Lovely room in the heart of London!

Hi! We’re looking for a female flatmate to join our home in W2 (Paddington / Royal Oak).

The flat is in a great location — just a short walk to both Paddington and Royal Oak stations, with multiple bus stops only 2 minutes away. The area itself is really lovely and lively, with so many nice spots nearby like Notting Hill, Westbourne Grove, Bayswater, and Little Venice.

The room available is a private en-suite in a 3-bedroom flat, with a shared living room and kitchen.

You’d be living with me (24, working full-time + a side hustle) and my sister (18, student + part-time job). We’re both friendly, respectful, and like to keep the flat clean and relaxed.

We’re looking for someone similar — female, ideally around our age, and either a professional or a student with a part-time job. We’re both quite busy and often out during the day, so we’re hoping to find someone with a similar routine who has their own schedule.

The flat is non-smoking and we rarely drink, so we’d prefer someone with a similar lifestyle. Being clean and considerate is really important to us.

Rent: £995/month (bills included)

Short-term stays (under 3 months): £1500/month.
