Two Double Rooms Available – Clapham North – Social Household – £825/£850 + ~£150 bills

My current house mates are venturing north which means there are two rooms up for grabs in a lovely Clapham North home!
My current flat mates have lived here for 5 years and loved the property and location.

I have lived here for 6 months and love it! Emma, who I met on spare room but have not lived with before is also moving in so will be a fresh start for the house!

Emma and I are two Australians (Bel, 26, works in travel marketing and Emma, 27, is an OT). We want to build a genuinely social, welcoming home from the start - the kind where everyone is friendly, included and actually mates, not just splitting rent.

We’re looking for a female professionals aged in their late 20s or early 30s who are clean, sociable and keen to be part of the house.

The Vibe
We really want a girly, social house. Think:
• House dinners during the week
• Pub trivia
• Game nights
• Watching TV together
• Weekend adventures to different parts of London
• Walks around the Common
• Travelling together when we can

We love having friends over, and ideally they become everyone’s friends.

The goal is a home where everyone feels welcome and included.

The House & Location

The house is a well maintained four bedroom terraced townhouse on a quiet street less than a 5 minute walk from Clapham North tube (Northern line) and close to Clapham High Street Overground.

It has basement storage, separate living room and kitchen, two bathrooms, and a spacious garden.

ROOM 1:
The room is a ground floor double that comes furnished with a double bed, a wardrobe (with shelves), a desk and chair, lamp and mirror.

ROOM 2:
The room is a third floor double room that comes furnished with a double bed, a wardrobe (with shelves), a desk and chair, lamp, chest of drawers, bedside table and mirror.

General admin:
• Rent is £825 (room 1), £850 (room 2) a month. Bills are not included but they are around £150 a month (internet, gas and electric, water, tv license, fortnightly cleaner and council tax)
• Deposit is £908.50
• Rooms are available from the 26 April
• Both rooms have desks so you’re welcome to WFH - we just ask that WFH is done from your room rather than communal spaces.
• You’re welcome to have friends stay
