Warm, spacious flat a stone’s throw from Clap Junc

Hello and welcome to our flat! We are looking for a couple to replace the lovely Sam and Olympe who are moving out after almost four years having had a baby. I no longer live in the flat but I do commute up to London during school term time and stay in the second bedroom Monday, Tuesday and Wednesday evenings. Most of the time, then, the place will be completely yours: those days I’m here, I leave early in the morning and get back late in the evening, rarely if ever using the kitchen, so that’s why I ticked “live-out landlord” rather than “live-in”. That said, I’m not unfriendly, and I got to know the last couple really well!

The flat itself is on a quiet road and the double-glazing means it’s quiet at night and never gets very cold. The boiler is relatively new and serviced regularly and the hall, bathroom, kitchen and your bedroom have all just been freshly repainted. There’s loads of storage, including a full height wardrobe in your room plus cupboards, as well as three full height cupboards off the hall. There’s a king size bed in place at the moment, though if you want to bring your own bed or any extra furniture, that’s completely fine. There’s a big corner sofa in the lounge with a big fold-out bed, bar stools and table and chairs in the kitchen, lots of cupboard storage and a gas cooker.

Transport is excellent: literally 3 mins walk to Clapham Junction station, plenty of buses too, and hire bikes on the same street. I also have a large double-garage round the corner which you’d be welcome to use either for parking a car or for storage of larger items, or both!

The 1600 figure is inclusive of everything except internet, i. e. water, council tax, service charge, garage rent, gas and electricity (if you’d rather do things separately then that works for me too). You can set up whichever broadband you’d like when you get here.
