Double room for single occupancy available in a lovely 2-bed flat in a great location, next to a park, close to a buzzing main street full of great restaurants and bars, but on a quiet side street.

Double bedroom, furnished with bed, wardrobe, and small shelf, but still has space to add more furniture. The bedroom is facing towards the garden at the back, North-West, so gets evening sun rather than morning rays. Ground floor flat, but quite narrow entry and hallway so not ideal for wheelchair users, but no stairs, apart from a step down at the back door out into the garden.

Kitchen is fully stocked with everything you could possibly need to use for cooking, but if you have your own stuff, then we can divide and conquer. I am not married to anything, except my coffee machine and my favourite mugs.

Garden with astroturf, after years of failed attempts to get real grass to grow. Several STUNNING rose bushes around the property that keeps us stocked up on fresh roses for the table until late September or even into October. I also have varying success with growing herbs and veg, and I welcome any additional plants and pots you may have.

Current rent for the room is £780. Am waiting for landlord to confirm if this will increase, but I doubt it will, as it increased in September for the first time in years. Landlord is fab, and super reasonable, and the flat is well below market rate for the area (£1,750 total, I pay higher rent as my room is bigger). Contract is a joint contract, and I am preferably looking for someone who intends to stay for at least a year.

Deposit is £726. Bills roughly come to a total of £150 per month per person. That includes council tax, wifi (Community Fibre), TV License, water, and gas/electricity. Current housemate and I use Splitwise to settle our bills, and he has been looking after the gas/electricity and the water, so it would be great if we could transfer those into your name.

My ideal housemate:

- is clean and tidy
- doesn’t do drugs and is not a huge party animal in general (or at least doesn't bring the party home with them)
- is a non-smoker
- has excellent personal hygiene
- airs out daily, come rain or shine (your bedroom has had a history of damp issues due to cracks in the brickwork which we have tackled by airing out daily, keeping the flat at a toasty 20 degrees all year round, and using a de-humidifier, which comes with the room)
- likes gardening and has grasp of basic DIY (this is how we keep the rent down, by not pestering the landlord for small things we can fix ourselves)
- is okay with bumblebees, as the bushes tend to attract them during summer
- is fine with me being an omnivore and there being meat in the house
- likes having a colourful home with lots of plants
- has previously lived in shared accommodation and is on board with cleaning/bin day/gardening rotas and clearly defined responsibilities
- is okay with occasional visitors (anything from a quick coffee to family/friends staying over)
- is probably not a light sleeper, as I do often come home late from work and the bathroom is next to your bedroom and I appreciate the bathroom fan and toilet flushes can be annoying for light sleepers
- LOVES cats, and I mean LOOOOOOVE them

Your new housemates: Well, firstly there is me. 43, female she/her, working in hospitality/events, often working evenings and weekends, so if you ever see me before 10am, don't expect more than a mumble from me. I tend to not function well before my morning ritual of coffee + book + favourite chair + Classic FM. Leaning left politically, and welcoming towards anyone from the Rainbow community. I am polyamorous, although I “only” have one partner at the moment, who comes over occasionally.

Your second new housemate would be Mocka, my Battersea rescue moggie. Hence the importance of LOVING cats (no “Meh”s allowed). You either have experience living with cats or are happy to put in the work to get to know him and understand his personality, and you're okay with keeping the house free of plants that are toxic to cats, or at least out of his reach, as he has been known to chew on leaves to get attention/when he's in a-hole mood. Mocka is generally a very sweet and very opinionated boy, who likes head scratches and dinner time. He has a cat flap and goes to the bathroom outside, so the litter tray is just for rainy day backup purposes/periods of vet-prescribed house arrest. He's an absolute mama's boy, but once he is comfortable with you he will want to hang out around you. In an ideal world you also love dogs, as I do have friends with dogs who come for visits, but you can be “meh” about dogs.

While I have hopefully managed to make the above sound delightful and tempting, I should also make it clear that if you present yourself as being exactly the person I am describing above, but once you move in you turn out to be anything but, our joined living arrangements will become very strained. Being middle-aged I guard the little patience I have left in life, as I spent most of it in office jobs over the years and the well is running dry. If however you match the above description then my delight with you will know no bounds.
