Large double room with study in Clapham North

I'm moving out of this stunning flat in Clapham North and looking for someone to replace me. It's £1000pcm which is an absolute steal for the area as it includes everything (all bills and some subscriptions like Netflix and Amazon) and is available from October 10th, though an earlier date is negotiable depending on your requirements.

THE ROOM
The room is big and very bright, with high ceilings and huge windows with a skylight making it a lovely space to be in. It also has a conjoined separate study which makes the available space even bigger, great for storage or for creating a little work space if you're currently working from home.
It will be partially furnished with a wardrobe, a bedside drawer, and a side unit. The double bed may also be able to stay which can be discussed.

THE FLAT
There is a very large living room space and a separate kitchen (with a hatch connecting them). It's spacious but homely and equipped with a massive smart TV with Netflix/ Amazon/ Disney+ and all of that lovely stuff.
You will also effectively have a large bathroom all to yourself which has its own bath/ shower.
The kitchen is a good size and has everything that you need - big fridge/freezer; washing machine; gas stove and oven; dishwasher; lots of storage space.
The Flat is also part of a gated building so it's very secure too. There is also potentially a car parking space available but that would need to be negotiated separately with the landlord.

THE TENANT
You will be sharing the flat with Holly, a certified Very Good Egg and all around lovely human. She works from home as a technology journalist and consultant, meaning the flat is regularly swamped with cool gadgets; you will never live in a more tech-savvy flat, I can promise you that.
She has two gorgeous cats which even I, resolutely not a cat person, am a big fan of. They're great company in their own right and, frankly, anyone would be lucky to spend time in their company.

THE AREA
The flat is directly opposite Clapham High Street Overground station and all of 2 minutes away from Clapham North Underground station on the Northern Line. It's also just around the corner from Clapham High Street which is filled with every shop you can think of, including multiple supermarkets, pubs, bars, gyms, and charity shops, with Clapham Picturehouse nearby too for film lovers. Clapham Common is also only a 10 minute walk away and is great for getting a nature kick.
