Part-time rent available well located Hackney flat

Currently looking for a new sublet for the spare room in my flat. I am a 33 yr old queer woman, freelance working in events/nightlife and I live with my very friendly dogs Boston & Prince (lovely staffies.) and my Gf when she comes over.

Recently I've been renting out my spare room to a friend who lives in Margate for every time she has a creative job in London. This is a very casual 'as and when' type of agreement but works out averaging around 10 days per month. I also use the room as a part time music studio when it's not being used. Sadly shes moved out so I need to find a similar style replacement.

The room is a medium double and the bed is a comfy new sofa bed which is packed in and out as needed. There is a single fitted wardrobe and large chest of drawers.
Bathroom (with bath) is separate - large open plan living room & kitchen with all mod cons !

The flat is modern & comfortable and 5 mins walk from Rectory Rd and Clapton Overground. Dalston Kingsland , Dalston Junction, Stoke Newington & Lower Clapton are all within 10-15 mins walking distance.
Hackney Downs park is at the end of the Road.

Bills, Wifi, Sky TV are all included.
