Newly refurbished large room with access to a big garden. I've just sanded the wood floors so the room is much brighter than it was and the living space has had a refit. The bedroom gets great light in the morning and the living room gets the evening sun. There's a bedframe and mattress already there, also a desk and 2 wardrobes. Happy to remove if you have your own.

We are a short walk to Hackney marshes but only 12mins to Liverpool Street so its best of both! 5min walk from Clapton overground station, 10 from Rectory Road and 15min bus to Finsbury Park station.

I'm an architect and the landlord and pretty happy for you to make the room your own, shelves or whatever you can think of etc. Looking for someone around the same age (30) and like minded that's clean. Ideal for an easy-going person that likes their own space. I'm occasionally building something in the garden also, so if you like making or are creative, more than welcome to make something yourself.

Bills are about 130pm plus council tax (approx 70each).
