I am looking for a friendly flatmate to share with me. It is a two-bed flat share I am setting up in Hackney/ Clapton area, in between Hackney Downs park and lower Clapton road. It is in a great area in Lower Clapton with lots of coffee shops, restaurants and pubs, and only ten minutes walk to Hackney, and right next to Hackney Downs park and near to Millfields park and Hackney marshes which is lovely in the summer.
Photos: Please note, the flat has just been moved out from and not cleaned or decorated yet, and furniture will not be like it is in the photos. Its very cheap as its a bit tatty round the edges, but it has great potential!
Me: I am friendly/ funny/ down to earth 41 year old English woman, so I am looking for a flatmate who can fit all their belongings in the bedroom. I would prefer people in their 30's/ early 40's, as I it is a quiet older flat-share, and we'll have more in common.

Rent: The rent is low at £500
Deposit: £575
Please note Council Tax will be quite high, I am getting confirmation from previous tenants, it may be Council Tax Band D.
I think for both rent and bills it may be £700 - £725 a month.
Start date: April 18th. Sorry this date is non-negotiable as this when the new 12 month contract starts (ofc you can move in after if better for you!)
You: Need to be available to sign a 12 month contract from April 18th 2026.
I do need someone to move in who can pay bills immediately when they arrive and on time, and will never miss a rent payment.
I'm really excited to be setting up my own flat finally, and I am looking for someone to join me on the contract, so your deposit will be held by the correct tenancy holding scheme as well. It is a new contract with an agency so they will need a work and landlord reference or a guarantor. Older students might work as long as you don't mind being on the Council tax, although we can apply for the student C tax discount as well.
I am a friendly arts educator, organiser. I work on outdoors/ gardening projects as well and have work with community farms and gardens in London, as well as teaching Fine Art, and organising community arts projects. I'm looking for someone equally friendly and down to earth, similarly interested in the arts or outdoors, who is calm, independent and enjoys a quiet home space. It would be great if we get along well so we can chat about our days, equally I need quite a lot of rest and re-charge time to get over my public-facing work. So I am a bit quieter at home and need the home to be restful, calm and quiet in the evenings after 10pm. Sometimes I go to bed at 9pm in week and often rest and watch lots of TV. I will be working from home sometimes. The kitchen is a nice cosy space and I hope to be enjoying cooking in it in the evenings and hope to find a friendly flat mate where we can chat/ cook etc, have a tea/ or go for a pint. Sometimes I will have friends over for dinner/ but we have a living room and kitchen so lots of options.
The room: The room to rent is an unfurnished double room, the size of an average Victorian small double. It has one window looking over the back gardens. There is an assortment of shelves and wardrobes in the flat that can be put into this room and we can discuss your needs. It does not currently have a bed and mattress so if you have a bed/ mattress that is a bonus! Although I may be able to source one.
The flat: It is very affordable flat! This is because it is in a rather old/ used state, and has not been redecorated for years, so there will be an amount of cleaning/ redecorating after the move in date. So whoever moves in, just needs to keep in mind, it is cheap for a reason. The photos here are just after the last tenants moved out, so there will be time to decorate and clean the flat further. The flat has a large living room and medium sized kitchen with a table in it. And a balcony that is accessed through the window. A good sized bathroom, with a bath.
