Beautiful Scandi-Style Flat in Quiet Street

My boyfriend and I are moving back to Norway which means that our beautiful, quiet apartment will be available from November onwards.

THE AREA:
While in a quiet street, the apartment is perfectly located within walking distance from most of central London (we chose this apartment because it was right between our respective workplaces, Queen Mary University and UCL - both are within walking/biking distance). It is also right opposite City University London. Just 7 minutes on foot you'll find Angel, and chapel market, where we do most of our shopping. If you prefer convenient over cheap, there's also a Sainsbury's local 30 seconds away, and a Waitrose 200m down the street. 3 min away is beautiful, quirky Exmouth Market, which is always great for a quick bite, a pint, or a coffee. If you're a dog owner, you'll love the abundance of parks in the area, as well as the canal which is just 5 minutes away.

THE FLAT:

The Flat is located on the first floor of a post-war building (10 Wynyatt St. was one of 2 buildings in the street that were destroyed during the war, and was rebuilt in the 50s - most other buildings in the street are from the 1800s). The house is made up of 3 unites. The one below us is owned by Simon and Julian, while Mervin owns the unit above us. They are lovely, quiet neighbours, and we get along very well with them. Therefore we would love to find someone quiet and considerate, who also likes to get along with their neighbours.

The apartment itself has recently been renovated, which includes new floors, a new paint job, and a completely new bathroom. We recently bought LED lightbulbs for all rooms (besides the kitchen), so your power bill should be pretty low.

Entrance:
The apartment has a small entrance hall, with enough space for shoes, and hooks to hang up your jackets and bags. The electrical system is located above the entrance door. There is a burglar alarm, but we have never used it and don't know if/how it works.

Living Room:
Unlike most studio flats, our home has a separate living room and kitchen, which we personally loved. When we first moved here we put a lot of thought into how to furnish the limited space most effectively and ended up with a quite functional layout that perfeclt fits two people and a dog. The living room has lots of storage space (big ikea wardrobe, 3 dressers, storage inside the sofa, and space for boxes under the bed) the sofa is a pullout and makes a comfy double bed, which allows us to have up to two extra guests. The 140cm wide bed comfortably sleeps 2 people, and the blackout blinds keep out all light at night. We have spend a lot of time and money decorating the flat and making it feel like home. Since we won't be able to take them most plants and decoration will come with the flat.

Bathroom:
As mentioned above the bathroom has been completely renewed in 2018. This includes new tiles, a new toilet, and a new vanity+ fixtures. The vanity offers enough space for two people. We also recently bought a new shower curtain and new soft-close toilet seat. When we first moved here we also invested in a new low-water pressure showerhead to combat the notoriously low London water pressure.

Kitchen:
With a huge pantry and plenty of space above the cabinets, this kitchen offers plenty of storage space. To further increase storage options we installed a hanging fruit basket and cutlery baskets over the stove. The kitchen further includes a gas range, electric oven, under the counter fridge, and a new washing machine. There's also a dedicated space for the water kettle, and a microwave.

Garden/Shed:
There's a lovely little backyard that is maintained by our amazing downstairs neighbours, Simon and Julian. In the garden is also a 1x1.2m storage unit that belongs to the flat.

Parking: There's street parking (if you get a permit from Islington Council), and a parking lot opposite the flat when you can apply for your own dedicated spot (maintained by Islington council). There's also a bicycle stand where you can park your bike free of charge, and a council-run bicycle shed that you can rent.

MONEY-MATTERS:

The rent is £1350/month including internet, but excluding all other bills.
The deposit is £1350, you may use this as credit for your last month's rent.

The electricity and gas contract is under the landlord's name, but we have always been paying the bills. Over the past year, we paid way too much for electricity, which means that we now (as of October 2019) have a credit of £297 with our electricity company. You will have to buy this credit from us (likely around £280 by November - we will check the exact numbers then). That should last you for about a year, depending on your power and gas usage.

If you want to rent this flat you will have to take over our furniture for £800, we bought everything new for over £1600 in about 6 months ago.
