Double room, office/studio and private bathroom

This is a gorgeous, quiet house near boujie Crystal Palace and West Norwood, Tulse Hill and Herne Hill. I (female,37) am looking for a fun, respectful and mature housemate to join me in my home. You will have your own floor in the house (1st floor) with large double room, office and studio space next door (perfect for wfh) and your own private bathroom with large bath and shower. You will share the open plan living, dining and kitchen area with me as well as our garden, deck area and allotment. The house was completely refurbished two years ago and all of the features are brand new and high quality.
I am looking for somebody who is fun and kind, respectful in the house but also likes to hang out and have some company now and then. I also have a sweet older cat called Becky who you will be sharing the space with (she is very chilled and will love it if you let her outside or give her a treat).
In terms of the area, it's less than a 20 mins walk to Norbury then 20 mins to Victoria, or the same walk (or 10 min bus) to West Norwood and a 20 mins train to London Bridge. You can also walk or grab the bus to Crystal Palace which has the overground line. We are spoilt with buses into the city and to Brixton and Tooting for the Viccy or Northern lines. It's super well connected but it's a really quiet area with a woodland and close to a local common where I jog most mornings and pick up a coffee.
I tend to hang out in Crystal Palace on Sundays, there are gyms, pole studios, pottery studios, fancy bars and restaurants, antique shops and tons of health food and second hand stores. It's also pretty easy to Peckham or Camberwell if that's more your vibe.
I am preferably looking for a woman, NB person and/or a queer person to rent with. Please, no close minded or judgemental people.
