Looking for a friendly, tidy, and respectful professional housemate.

I have a lovely double bedroom available in my 2bed flat, in a quiet, safe and lively part of SE London. My current housemate is moving out, and I’m looking for a rommie to share the space with me.
Location:

3-15 minutes walk to Penge West (Overground), Penge East, and Crystal Palace stations - great connection to central London!
6-minutes walk to bus stops with routes to Peckham, Brixton, Clapham, and more.
10-minutes walk to shops, bars, supermarkets and restaurants.
5 minutes to Crystal Palace Park.
The Flat:

Shared living room, kitchen, and bathroom. Fully equipped kitchen (oven, fridge, washing machine, etc.) Spacious living room with sofa, dining table, TV, and bookshelves. Large private garden with a shed. The bedroom is unfurnished, so you can personalise it!

About Me:

I’m a professional working in Hospitality & Events. I value kindness, good communication, and a calm living environment. I know the area pretty well, happy to share tips anytime, you will also feel safe walking home at night.
What I’m Looking For:

Female only, no couples
Professionals only - must be employed, with good references and credit history
No pets.
Outdoor smoking is fine.
Hibryd work – I’m looking for someone who doesn’t work remotely full-time.
