I’m looking for a friendly, easy-going roommate to share a bright duplex apartment in Crystal Palace.

**THE ROOM**

- Large double bedroom (the bigger of the two)

- Upper floor, so it feels private and a bit separate

- Fully furnished: double bed frame, new mattress, chair, foot stool, chest of drawers, mirror, fitted double wardrobe

- Very happy for you to personalise the space within reason

**THE FLAT**

- Duplex apartment, approx. 650 sq ft

- Open-plan living room and kitchen with high ceilings

- Shared bathroom (with Hello Klean shower head)

- Fully equipped with all essentials: large TV, fast internet, Netflix, oven, microwave, kettle, washer/dryer, hoover, iron, etc

- I’ve just moved in, so still adding finishing touches, but everything you need is already here

**THE VIBE**

- Clean, clutter-free and cosy

- Looking for someone who naturally keeps things tidy so it all runs smoothly without chore charts or awkward reminders

- Friends over occasionally is totally fine, but it’s definitely not a party flat

**PETS**

- Two very friendly cats, Melly and Penny

- They’re chatty, cuddly and will want to be your mates, so you’ll need to genuinely like cats

**ABOUT YOU**

- Friendly, independent, non-smoker, professional/mature student

- Full-time or part-time stay is fine (rent is the same either way)

**ABOUT ME**

- I’ve lived and worked in London, Vancouver and Dubai

- 37 y. o. Work in advertising.

- Some months I’m home a lot, other times I travel a fair bit, so when I’m away, a cat sitter comes to check on the cats

**LOCATION**

- Anerley Hill

- Right next to Chatsworth Bakehouse

- Around the corner from Anerley Station

- Short distance to Crystal Palace Station

- Walkable to Crystal Palace Park and Church Road

**RENT**

- £1,000 per month
