The room is a decent size, with lots of natural light and view of backyard trees.
Room has a dimmer switch so you can adjust the mood.
The landlord will buy a new double bed and repaint the walls before a new tenant moves in. If required could potentially ask for a single bed.
Room can also come with bedside table and wardrobe. We can help source cheap/free other furniture bits..
AREA:
This 3 bedroom flat is located in a safe and lovely area, mainly family houses. Dalston Kingsland, Dalston Junction and Canonbury stations are all about 5-10 minutes walk from the flat and we are well connected with various busses - 30/40 mins to Waterloo or Picadilly, Liverpool Street and Bank about 20mins, Angel 10mins, Hackney 10mins.
Walking distance from Shoreditch, Hoxton/Haggerston and Stoke Newington.
We are just by Newington Green Square Park.
We live close to the wonderful Clissold Park! Regents canal is also close by- lovely place for walks.
There are lots of cafes, restaurants, gyms and pubs in the area :) Rio cinema is a few minutes away.
Flat is available in February, but officially the contract would start on 7th of March. Moving in can be flexible wthin this time frame.
FLAT:
Flat doesn't have a living room.
We have a gated and secure building and space for bike storage if you' re cycling like us!
We have a little balcony where we used to set up a table to hang out outside in the summer.
FLATMATES:
You'd be living with me and Stewart. I am an actress and I work at an arts gallery and Stewart works in IT for educational sector.
We like music, art, board games, cycling, spending time with friends and cooking.
I'm vegan so always cooking lots of veggies hehe.
We are pretty chill and sociable, but also like time for ourselves.

Flat is LGBT friendly. We are happy to accept someone with smaller house pets, but unfortunately not dogs.
LOGISTICS:
Rent is 475 pcm + bills which come to about 80 pounds a month.
You'd have to join our contract with the agency which will be for 12 months (with possibility to terminate after 6)
Our new contract renews on 7th of march, so we need a person on or before the date.
Never been a problem to leave earlier as long as you find a replacement.
Agency will require credit check, reference from current employer and previous landlord.
Agency and landlord are good with replacing and fixing things.
