The Property:

- 2 Bedroom apartment in a large block, with 24 hour security
- Furnished or unfurnished (optional)
- Shared living space and kitchen
- Bean-to-cup coffee machine
- Fridge/freezer
- Dishwasher
- Washing Machine (Has a sort of dryer function but there's plenty of space to hang dry).
- Shared bathroom across the landing from the 2nd bedroom (Water pressure is good for both baths and showers).
- Bike storage in the garage or outside in a bike locker

Both living room sofas convert into double/king sized sofa beds for guests.

There is a park directly outside the building along with a GP Clinic (super useful) and we're 5 mins away from Hackney Downs.

The main road is 60 sec away, along with the nearest bus stop and a sizeable mini supermarket, although Dalston Kingsland/Junction are only 10 minutes walk away, with a large Sainsbury's, medium sized M&S and finally a smallish Aldi, along with a plethora of interesting eateries and takeaways.

The 2nd bedroom can either come furnished or unfurnished. Currently it has a double bed, bureau, chest of drawers and a wardrobe.

- 33.3% of water bill (Fixed at £40pcm)
- 33.3% of electricity bill (averages out at about £80-110pcm depending on usage
- 33.3% of WiFi bill (£18.99pcm but if you're up for it we wanna upgrade to around £30pcm for faster gaming)
- Council Tax Band D (Split 50/50 between Alex and the 3rd flatmate as Freya is ineligible to pay council tax since she's a mature student - sorry!)

So all in all about £1000-1050pcm (Summer/Winter)

A bit about us:

We think of ourselves as friendly, but the dogs have us beat there ofc.

My partner and I are quite active when we're not working, we do BJJ, MMA, Parkour and more, although once we're home we tend to gravitate towards art, reading, gaming and a cocktail here and there.

I'm an illustration & animation student (27yo) who has worked in marketing, video editing, kung fu instruction, grant distribution and design. My partner (Alex - 32 yo) is a Parkour instructor and personal trainer, so is out at 5am and home during the day with the dogs.

We're both food lovers and I spend a fair amount of my time experimenting with cakes, snacks and exotic meals in the kitchen. I'm totally down for shared meals from time to time, if you're into that, but ofc no pressure either way.

Our dogs are LOVELY, I know everyone thinks that about their dogs but ours really are. I've had my little Benji since I was 11, he's quite slow now and tends to just sleep for most of the day. He's a 17 year-old yorkie doodle. Charlie on the other hand is a super handsome 6yr old staffy/pointer x that we rescued back in 2020. They're both very quiet, house trained and have their own adorable quirks.
