Sunny De Beauvoir Flat - May 1st move in

Looking for a flatmate to join me in this lovely De Beauvoir flat - I have been here for two years and have had the best time. Sadly flatmate is leaving for South London (other side of globe), and am looking for similarly excellent replacement. ;)

About the flat: You would have the larger room that has a built in desk, shelving, two cabinets, and a wardrobe. The bed frame is also included but you would need to bring a new mattress with you! Definitely space for extra bit of furniture such as another desk if you WFH. The flat has a separate kitchen and living area, with dining space in both.
Everything works well in the house, but please note the big blue sofa has been sold although replacement is in the works! Additionally, our landlord is really lovely and has been great at helping us with any issues we have had in the past.

Rent/bills: Rent is £1,150 for the room and bills come to about £150ish a month in winter, and £80ish in the warmer months. Our council tax band is E.

Location: 10 minute walk to either Canonbury or Haggerston, with Essex Road station being about fifteen minutes. Great bus connections to East/North/Central London just a stone's throw away, as are a local Tesco's and Sainsbury's. Aldi and Lidl about 15 minutes away respectively, and no shortage of great pubs/coffee shops/restaurants etc.

About me: I am a Luxury Business Master's student who will be actively working throughout the summer. I enjoy a joke, a drink, a gossip, and esoterica. I'm in and out of the house but I'm always down for a chit chat/kitchen boogie/individual quiet time depending on the desires of the day.

Looking for: I'm looking for a warm hearted and respectful flatmate who understands the balance between silliness and skepticism, what makes a perfect martini, and the ability to pay bills and hoover. I'd really like to a longer-term contract and am looking for someone mid 20s to 30s.
