Double room in bright & quiet new build penthouse

Enjoy modern city living in this beautiful new build apartment a short walk from Elephant & Castle station.

I am looking for a housemate to take the double bedroom in my two-bedroom 8th floor (penthouse) flat. The building is new-build and has been finished to a very high spec'.

Single Occupancy - £1250 including bills (heating, energy, water, council tax, cleaner and 1Gb fibre-optic internet). The room has its own bathroom with a bath/shower (note: it's not en-suite but is directly next to the bedroom).

The room is south-ish facing and looks out towards Vauxhall, getting the afternoon sun. The flat is generally quiet, even in the summer with the windows open.

The room is fully furnished with:
- Underfloor heating with Nest thermostats
- Double bed
- Bedside tables
- Chests of drawers
- Wardrobe
- Desk and office chair

The flat has:
- A large living room fully equipped with comfortable chairs, a couch and a 6-seater dining table.
- A balcony with fantastic views, which gets the sun from ~lunchtime through to sunset.
- A good-sized kitchen with a full-sized fridge, dishwasher, oven, microwave, coffee machine, etc.
- A washer/dryer.
- A weekly cleaner.

The flat is large, bright and airy, with great views out over London through floor-to-ceiling windows. It's double-fronted, so when the windows are open, it's possible to get a nice breeze through.

The furniture and fittings are all high-end, and comfortable and practical. (I am looking for someone who will treat them with respect so that they continue to last.)

As I'm a techie, the flat has lots of technology including (very) fast internet, a large TV, Sonos speakers everywhere, smart lighting, a media centre, etc. I have Spotify, Netflix, Disney+ and Prime accounts I can add you to, but I don't watch Sky or terrestrial TV (if you want to pay for them, that's fine).

The development has a 24/7 concierge service and secure storage for bicycles. There is also a shared rooftop entertaining area with 360-degree views, including Westminster, St Pauls and the Shard.

I work in IT, based in London.

I'm generally outgoing, friendly and social. I'm a total nerd, so I watch/read sci-fi, play dungeons & dragons with friends, and have a small collection of board games.

I enjoy cooking and, on the occasion when I have friends over, it's generally to socialise over food. I go to a local CrossFit gym, and in my spare time, I enjoy hiking with my dog and volunteering at an LGBT+ charity. Despite having a sizable winerack, I consider myself a sporadic/social drinker, so don't get bladdered every weekend.

** My dog **
I have a dog, so you must like dogs to live in the flat. If you are unsure or wary around dogs, then this isn't the flat for you.

My dog is a 3yo cocker spaniel who is generally friendly and well natured, if somewhat cautious around new people. She takes a little time to warm up to certain people and can be a bit hot/cold whilst she gets to know you. However, once she does know you, you can expect a lot of affection and demands for attention.

She generally doesn't bark, but she does bark at the doorbell or at first when someone new comes in, and then she settles down.

I wouldn't expect you to be responsible for her in general, but a willingness to engage with her is a must as she'll expect you to say hello/etc. My current housemate is great with her and was up for looking after her on occasion when I went out for dinner or work ran late - if you were too, that would be a bonus.

** COVID **
I'm primarily working from home these days due to COVID, and I'm unsure when/if work will expect me back in the office regularly. I have a desk in my room, and other than occasionally pacing around the flat whilst on calls, I keep my work in my bedroom. It's obviously okay for you to work at home, but I would expect you to keep the communal areas communal and keep your work in your room as well.

** You **
I'm looking for a housemate who is professional, friendly, respectful, communicative, considerate and clean. Someone who appreciates that we both share a living space, and contributes to maintaining a positive environment for us both in between the cleaner coming.

I'm neutral on your gender, sexuality or chosen career path (that said, please have a job that doesn't have you coming or going at anti-social times of the day).

I enjoy a generally quiet and relaxed home and am looking for someone who is after the same. It's not a party house, and I wouldn't be looking for someone who goes clubbing regularly or keeps non-standard hours. However, I do socialise in the flat, and it's there for you to as well - I'm just not looking for someone who has friends around all the time or hook-ups over every other night.

I would also like to share with someone who is up for socialising from time to time. My current housemate and I grew to become good friends, and we watch TV, chat and socialise frequently. It would be good if this happened with my next housemate as well.

If you don't know Elephant & Castle very well, it is exceptionally well connected and has fantastic transport links:

- Elephant & Castle tube and train line: ~7-minute walk (Bakerloo & Northern lines [Bank Branch] and Thameslink trains)
- 28 different bus routes running to the City, West End, Shoreditch
- Kennington tube ~15min walk (Northern line [Charing Cross Branch])
- ~25-minute walk to London Bridge

The building is above a very friendly café and opposite a wine bar, with quite a few restaurants and bars in the surrounding area. There's a reasonably big Sainsbury's at E&C station and a Tesco Metro 2 minutes away. I'd be happy to point you towards gyms, cinemas, etc. as well.
