1 large bedroom in Elephant & Castle in 3 bed flat

Looking for a new flatmate to replace me in this 3 bedroom 10min walk from Elephant and Castle or Kennington.
Current 2 flatmates are one 30 yo greek man and one 28 yo spanish woman, both speak english and are working professionals.
The room can fit a desk, it's the largest in the household. It comes with a wardrobe (in the cupboard) 2 bedside tables and a bed (with mattress).
The bills are 120£ a month, adjusted at the end of the year to the actual spending. All electricity, no gas.
Bathroom and living room are shared between 3. There is a balcony but no balcony furnitures yet.
Building got a 24/7 concierge.
It's close to the train tracks so it is noisy during the day with windows open but the trains are not running at night.
