Chill 2 Bedroom Flat Near Finbsbury Park Station

My current flatmate is moving so she's moving out with a very short notice & I'm looking for someone to join a lovely, chill flat share just 5 minutes walk from Finsbury Park Station as soon as possible. Earliest move in date at the moment is December 5th, but this is flexible due to the current flatmate who is leaving's circumstances and can be earlier or later after this date.

Finsbury Park Station has both the super fast Victoria and Piccadilly lines plus National Rail. There is also a bus stop just outside the flat, so you can get to basically anywhere really quickly.

Price for this room is ££650 per month excluding bills. A reference check will need to be carried out in order to put you on the contact. Reference check is £120 per person, but this should be quick and painless. The contract will be for a minimum of 6 months, and can be renewed in September if desired.

I pay the internet and water bills which are £36 pounds and ££19 per month. You would be in charge of Gas & Electric which is quarterly-ish. If there is a difference in price it can be transferred into the other flatmates account promptly.

The room includes a bed, dresser drawer, and a wardrobe. There's a shared living room with two couches, dining table (which doubles as a work desk oftentimes!), and a brand new Washer/Dryer.

Preferable is a mature, postgraduate student, or professional, but as a professional you would have your own council tax bill, as that I am a full time student, I am council tax exempt. However, you would have the benefit of a council tax discount from living with a full-time student.

About me: I'm 29 years old, American, and I am a PhD student, studying literature and I work at a cafe and as a copywriter in the meantime. I love cooking, eating, painting, music (play classical piano & guitar), art, literature, travelling, and a inclusive, accepting (quiet) environment .

I spend a lot of the time researching and writing my PhD and working. I would like to live in a peaceful house that is friendly, (yet, respectful of sharing the small space that is the flat), but definitely not a chaotic party house or an revolving door of instant unannounced guests as I often work from home. Cleanliness is essential. No bigots allowed. Female preferred.
