Small Double Room In Cosy Flat

Hi! We are two sisters living together and have a room available in our flat in Stroud Green, Finsbury Park. We have lived in the flat for almost 6 years and love it here, but sadly our lovely flatmate is moving in with her partner so we are looking for someone to take her place.

We don’t own the flat, but we have furnished it ourselves completely - so we’re looking for someone who is considerate and will take good care 💛

THE FLAT:
The flat is an upper flat, split across two levels.
It is newly renovated and modern, and although it’s a cute size flat - being across two floors it feels spacious, and has lots of big windows so it’s light.
Your room will be on the top floor, sharing a bathroom with 1 other room. On the downstairs floor there is a second identical shared bathroom, plus the third bedroom, and the open plan kitchen/living space.

YOUR ROOM:
A small double room, that comes with a double bed and chest of drawers and a clothing rail. The bed has space for under bed storage.
Our leaving flatmate bought a new mattress last year (Ikea) which is in perfect condition still, and offers to sell jt on for £50, otherwise you are also welcome to bring your own.

The rent is £815, with current price of bills the total is £970. This includes all bills, council tax, and we add in a bit extra which covers house hold amenities (toilet paper, cleaning products etc), and we have a cleaner who comes once a month and does a deep clean of the communal spaces, which is included.
We also have Netflix, Prime, and Now TV on our living room TV which you are welcome to use!

FLATMATES:
We are two sisters, working in Fashion and TV Publicity, aged 32 & 33.
We have lived together with other flatmates for the past six years and had some really great times! Although we are sisters, we are more like friends, and have always got on well with others that we have lived with whilst we have been together.
We enjoy all the normal London stuff - making the most of London’s food and drink scene, gym/pilates/yoga, exhibitions, and buying (more!) houseplants at the weekend.

We’re looking for someone likeminded and of a similar age, who’s tidy and respectful as well as relaxed. We ask that you are looking to stay for minimum of 1 year.

AREA:
The flat is 15 minutes walk to Finsbury Park station and 15 mins walk into Crouch End town center.
We’re in a cute little corner of Stroud Green, near a well stocked small supermarket, a brunch place with outdoor seating, small pub, yoga and fitness studio, and the Parkland Walk trail, which runs up to Highgate, and Finsbury Park its self which is 10 minutes walk away.
Stroud Green road is nearby with plenty more restaurants, coffee places, supermarkets, shops and bars. We love it!

Referencing is required by our landlords - this is a £50 fee.
