Double room in Finsbury Park

So I've recently moved in to this flat and am looking for someone to take the second bedroom and have a great time living here with me.
And now this is the cringe part where I have to come across as cool and fun and exciting and make you want to move in with me - read below and make your own mind up...

The room:
It's a newly painted and furnished double room, with a huge built in wardrobe, chest of drawers and two bedside tables. The bed has some space underneath for storage but if your stuff won't all fit, there are a couple of full size cupboards elsewhere in the flat that can also be used.
It looks south west onto a communal garden, meaning that it's bright and airy every morning but dark and cosy by the evening time.
BTW the furniture in the room can be moved around or gotten rid of, whatever works best - I’m still working out the best layout for everything so if you have suggestions then let’s go for it.

Deposit would be £700.
Total rent would be £700pm, plus bills which would end up being about another £110-120.

The flat:
It's a two bed flat on the top floor of a 1950s complex just off Stroud Green Road, complete with a really bright and spacious living/dining room, fully equipped kitchen, bathroom, separate toilet, and study that you'd be welcome to use when I'm working in the office a few days each week.
It's also got two(!) balconies, the main one of which faces south west and gets sun almost all day long.
There’s superfast broadband and a flat rate on the water charge each month, so go wild and have as many baths as you want at no extra cost.
Best part about this place though; it's got more storage than any flat you've ever seen before: there are three full height cupboards in the hallway, a larder and a pantry in the kitchen, another huge cupboard in the bathroom and finally a large lockable space just off the second balcony that I’ve termed ‘the shed’.
Me getting so excited about cupboard space is how I know I've gotten old recently...

Location:
The flat’s located about an 8 minute walk to Finsbury Park tube station, which has both the Victoria and Piccadilly lines, as well as National Rail, meaning you can get to central London in 10 minutes. A 5 minute walk in the other direction gets you to Crouch Hill station, where you can get Overground Trains both east and west.
It’s also based literally 30 seconds from Stroud Green Road, filled with great independent pubs, bars and restaurants of every cuisine going (highlights are Petek (Turkish), Q&T (Vietnamese) and local institution Pizzeria Pappagone, with special mention going to the Blue Owl brunch spot which is sorely needed for a Sunday hangover).
The Tesco that’s about a 1 minute walk away looks small but is deceptively huge and has everything you could ever need, but if you’re looking for delis or more specialised alternative stuff then there are plenty of spots for that on the road too.
In addition to that it’s maybe a 5 minute walk to Finsbury Park itself, definitely one of the most underrated parks in the city as well as the Parkland Walk, an old railway line turned park which links up to Highgate Woods and eventually Ally Pally.

- I'm Matt, I'm 30 years old, currently working in outdoor advertising and enjoy the cinema, going on unnecessary holidays, talking about nerdy history podcasts and having that one pint too many. I'm also known amongst my friends for holding the best dinner parties and am really craving a good pub quiz so if any of this appeals then give me a shout.
I'm looking for someone to move in who’s relatively like minded, clean and appreciative of our space but most importantly is equally up for a laugh, enjoys just hanging out, watching Netflix and is always up for a good pub trip.
