Hello! My lovely flatmate has just moved to Australia, so her large, furnished double room with en-suite bathroom is available now. It’s in a beautiful, modern 2-bedroom/2-bathroom flat in a nearly new building with a huge shared rooftop garden, 24/7 concierge and free coworking space for residents. The flat also has a large private balcony.

The location makes this such an easy place to live – the transport links are amazing (it’s a 1-minute walk to the tube station) and practically everything you need is right on the doorstep.

🛏 THE ROOM
The room is huge and furnished with a king-size bed with orthopaedic memory foam mattress, a large chest of drawers, two nightstands and a built-in wardrobe with full-length mirror. It’s easily big enough for a desk if you want/need to work from home. The floor-to-ceiling window lets in plenty of light and looks out over the city skyline (you get a great view of the sunset reflecting off the skyscrapers).

The en-suite bathroom has a walk-in rain shower, sink, toilet, heated towel rack and lots of cupboard space. The bedroom and en-suite each have their own thermostat for controlling the under-floor heating.

🛋️ THE FLAT
This is a bright, spacious seventh-floor flat that only ever had one couple living in it before us, so everything is in great condition.

The kitchen has all the standard appliances as well as an integrated microwave and dishwasher (all Bosch). The furniture in the living/dining area is all virtually new and includes a sofa, armchair, coffee table, TV unit (with 32” TV), dining table and chairs. There’s a Bosch washer-dryer and plenty of storage space in the utility closet in the hallway. The balcony runs the full width of the flat and also has a great view across the city.

🏙️ THE BUILDING
The building is right next to a purpose-built entrance to Finsbury Park station, so it’s two stops (about six minutes) from Kings Cross St Pancras on the Victoria line. The station is also on the Piccadilly, Thameslink and national rail lines, so there’s almost always something running into central no matter who’s on strike.

As residents, we have access to a large second-floor rooftop garden and a free coworking space. The garden gets lots of sun and has benches, chairs, flower beds and a ping-pong table. The coworking space is open 8am-10pm and has wifi, desks, sofas etc., as well as a kitchen and bathroom.

The building is very secure (fob access to the main entrance and lifts) and there’s a 24/7 concierge so we never miss deliveries. There’s even a Picturehouse cinema on the ground floor, which does £5 films on Mondays for members!

🏘️ THE NEIGHBOURHOOD
Within a few metres of the building entrance are an M&S Food, a Gail’s, a Starbucks, several restaurants/cafés and the Park Theatre (which does surprisingly good pizza). There’s also a Sainsbury’s Local and a Lidl within about two minutes’ walk. The many shops, restaurants and bars of Stroud Green Road are just around the corner, and one of the best pubs in London, the Faltering Fullback, is about five minutes’ walk away. Finsbury Park itself is basically across the street.

💸 THE BILLS
The flat is very modern so it’s super efficient, and the bills are working out to be pretty reasonable (for London):
• Council tax band E, so £92.50 each per month.
• Electricity comes to about £28 each per month.
• Sky superfast fibre broadband including TV is £27.50 each per month.
• Heat/hot water comes to £20-30 each per month in the winter and less than £15 each the rest of the year.
• Thames Water is £12.50 each per month.

🙋‍♂️ THE FLATMATE
I’m David, I work as a journalist and commute to Old Street three or four days a week. Before moving here in 2022, I lived in SE London for five years with one female flatmate.

I like to think I’m a pretty good flatmate! I’m pretty quiet when I’m at home and tend not to bring people over to socialise (I much prefer the pub) but am usually up for a glass of wine, movie night etc. with flatmates. I like to keep the place clean and tidy and I value a peaceful environment at home. It’d be great to live with someone similar who also likes to chat and hang out occasionally.
