Hi there - I am looking for two students or young professionals to sign a year-long lease starting 1st of June 2024, with a 6-month break in the contract.
The flat is a 5 min walk from Finsbury Park station ( Victoria and Piccadilly line ) and is surrounded by various amenities - M&S, Sainsbury's, Lidl within 10 mins of walking distance, closeby 24-hour gym, countless cafes and restaurants and charity shops as well. Finsbury Park is within 10 mins of walking distance as well, so if you like to go for walks, this area can suit your needs!

The flat spreads across 2 floors, has 3 bedrooms, two bathrooms ( both are a standing shower and a toilet ) and a very big shared living room as well.
The first floor has incredibly high ceilings, making the flat feel very spacious - here we have the kitchen, the bigger bathroom and the living room.
The kitchen includes a normal or maybe a bit smaller fridge and freezer, toaster, kettle ( no microwave unfortunately ), washing machine and loads of storage space, the large living room includes a comfortable sofa, armchair, dining table, TV stand and plenty of space where we store now our stuff that doesn't have any space in our rooms:)
On the upper storey we have all three bedrooms and the smaller shower ( used by one ).
All windows in the flat are double glazed, "protecting" us from the cold and exclude all sounds coming from the streets. Also since the bedrooms are on the second floor so to say, it is very quiet.
You will be sharing the space with me, (21, Hungarian), undergraduate student at UAL ( interior and spatial design ).I am a reserved individual and mainly focus on my studies in my everydays. I am super into art, and frequently bop around the city trying to find new galleries, cafes and charity shops haha: D
I am looking for sociable individuals who are open to create a positive atmosphere in the flat, but also respect each other's space.

rent for room no 1 = 835 pcm ( deposit 835 )
this space is a larger double room facing the backside of the property - incredibly quiet and very beautiful view of the sunset!
comes with a double bed, double wardrobe, desk, chest of drawers and a nightstand.
the current girl in this room uses the upstairs shower all by herself, so if you choose this room, you will be using the shower all by yourself!:)

rent for room no 2 = 825 pcm ( deposit 825 )
this space is slightly smaller than the other room and has windows facing the street( also a nice view: D ). comes with a double bed, double wardrobe, chest of drawers, and nightstand.

bills : rent includes broadband, we pay ourselves for everything else - water, gas , electricity, coming to around 75 pp in the colder months.
i believe the council tax for the property is 280 pounds ( TBC ).

The landlord is looking for individuals who can sign and most probably stay for a year-long lease (there will be a clause included regarding the breaking of the contract after the first six months).
He is a bit weird haha about paying the rent and asks for students ( with or without UK guarantors unfortunately ( i am still discussinhg this with him) ) to pay 6 months' rent in upfront throughout the whole contract ( paying rent twice in the whole year ). as for professionals, he allows for them to pay monthly.
