Hello! There is one room available in this 3-bed flat near Finsbury Park ***from June 1st***.

The flat includes two shared bathrooms (two WCs, one shower), a living room / kitchen area, a patio space just for the flat, and an outdoor space at the back for residents of the building. We have viewed the flat, it is in a good condition and the rooms are all well sized and well furnished. The flat is Council Tax Band C.

The flat is nicely located just about far enough from the busy-ness around Finsbury Park but with all the convenience. I won't list them here but there's loads of shops close to the flat, as well as nice parks, restaurants, pubs, etc!

The transport connections are great: 2 minutes walk to Crouch Hill Overground station, 10 minutes to Finsbury Park station (Victoria + Piccadilly lines), and 20 minutes walk to Archway station (Northern line).

About Us:
* Group of three: one couple and one single, all aged 24-25 and in stable employment. The couple will share one bedroom for 3 months, after that just one person of the couple will occupy that bedroom. The single will occupy another bedroom.
* Sociable, tidy, open-minded people who like to spend time together and like to do nice things around London - eat out, go to the museum, walk around the park, go to the pub, etc!
* We appreciate each other's company, and respect each other's privacy and space.
* Two of us work from home regularly (2-3 days per week).

About You:
* Someone who is happy with the details listed above and all of the admin stuff listed below. Please only contact us if you would like to live in the flat for the full 12-month period and will pay the rent on time!
* Respectful, open-minded, sociable person who is open to being sociable with us / doing stuff together but also respects everyone's privacy!
* You must be in employment, profession doesn't really matter as long as you can demonstrate that you can clearly meet the financial commitments of renting the flat.
* Ideally aged 22-29, please. Can be discussed!
* No couples, sorry. With there already being a couple in the flat, another couple would complicate things in terms of licensing (legal stuff).
* No preference around gender, profession, ethnicity, religion, sexual orientation. As long as you're also respectful then I'm sure there won't be any issues!

Some important details about admin stuff:
* We have signed the contract and paid the deposit for the flat. The contract starts from June 1st. We'd prefer someone who can move in and pay rent from June 1st, but this can be a bit flexible if needed.
* The landlord has a strong preference to keep the contract as it is (not changing names). So, we will effectively be sub-letting the additional room out to you (we can discuss this).
* The flat is rented on one contract, not on a room-by-room basis.
* The contract length is 12 months. We can only consider someone who can and will stay for the full 12-month length of the contract.
* There is no agency involved, just a private landlord. The typical checks will need to be done which include proof of employment, ID, right to rent, etc.
* The £850pcm figure is just an indication for now. We can discuss and agree on who occupies which room and how we split the rent for the flat (we're expecting the total rent to be split exactly 3 ways for each room, or close to that).
* Bills are not included. The current tenant told me that these work out to be about £100pcm per person.
