I am moving out of my lovely bedroom (to move in with my partner) and am looking for someone to take over from 7th March.

LOCATION
The location transport connections are amazing! Buses to Angel and Holloway Road are 2 minutes away, and Finsbury Park station (trains, Piccadilly and Victoria lines) is a 5–7 minute walk. You’ve got everything you need close by, with all sorts of supermarkets and takeaway places only minutes away. There are lots of lovely cafés, brunch spots, independent shops, wine bars and restaurants within walking distance, as well as Finsbury Park and Clissold Park for summer weekend picnics.

HOUSE / FLATMATES
It’s a 3-bed flat on the second/third floor. We sadly don’t have a living room, but there is a seating corner with a sofa, dining table and TV in the kitchen.
You’ll be sharing with two lovely women (40 and 44) working in healthcare and education. We have our own lives but enjoy chatting in the kitchen, and there’s always the option to go out for dinner.
You’ll share the bathroom with one of them; the other lives one floor above.
Female sharers preferred.
This is not a party house — we like a relaxed atmosphere and prefer it to be quiet after 10pm. It would therefore suit someone with fairly regular working hours.

ROOM
The room overlooks the back gardens, making it green and bright during the day and quiet at night. It comes with a bed and wardrobe and has space for an additional chest of drawers and/or a desk.
You’ll have your own small staircase (3 steps) and a little landing in front of the room, ideal for extra storage or a drying rack.
Working from home is possible, with space for a desk and sunlight until midday.

LANDLORD
Our private landlord requires a work reference, ID and three months’ bank statements. No students, sorry.

BILLS / CONTRACT

The new tenancy would start from 7th March and would initially be offered as a fixed 6-month contract, with the option to extend to 12 months by mutual agreement.
Rent is £770 per month, due on the 7th of each month. A one-month deposit (£770) is required in advance.
Each tenant has a bill in their own name; the water bill (Thames Water) would be transferred to the incoming tenant.
All bills are approximately £119 per person per month.
