En-suite double room in Highbury/Finsbury Park

I am leaving my houseshare in Highbury/Finsbury Park and am looking for someone to take over my room. It's a large double room with a built-in wardrobe and you get access to a big cupboard shared with another housemate for extra storage. It's a lower ground room but still gets a good amount of light.

The current household is Meggie, Tash and Adam. The age range is 30-35 and we all met through living in the house. It's a friendly place to live and we all respect each other's space.

The house has a large kitchen/living room area which is a good place for catching up with other housemates. We have a garden with a beautiful fig tree and a picnic table (although the garden itself needs some love).

I've lived here for over a year and really enjoyed it. It's a peaceful house and I have loved being so close to Clissold Park, West Reservoir and the Bank of Friendship.

Transport wise, it's about 5-10 minutes to both Arsenal and Finsbury Park tube stations. There's room for a bike in the hallway and also a bike hangar on the street outside the front of the flat (I'm about to give up my spot).

The room comes with the bed and mattress. All of the other furniture is mine but my next place is furnished so if there's anything you would like to keep then just let me know and we can discuss. The landlord might be able to offer extra furniture too although I'm not sure.

The landlord is a private company and to be fair to them they manage the property really well and all maintenance issues are sorted quickly.

We have previously signed individual agreements with the landlord every 6 months, but with the new Renters Rights Act that will convert to an assured periodic tenancy without a fixed end date and with the tenant having a 2 month notice period when you want to leave.

The rent is £1100 and last month the bills (council tax, gas, electricity, water and broadband) came to £118.94. I have just renewed the TV licence so whoever takes the room can enjoy a year of complementary legal access to Iplayer :)
