We have one large double room available on the ground floor of a well-equipped, 4-bed terrace house in E7 (Forest Gate/Leytonstone). This is available from 15th November, possibly with some flexibility.
The house has a separate living room, office space, sunny garden and kitchen/dining area, all refurbished in the last 12 months. The available room comes with the use of part of the living room for workspace or storage etc (or other use, to be agreed). (Two of us share a room on the second floor as a workspace.)
The rent is £550pcm, plus the usual bills and a deposit of £625 given to the landlord. We share costs for essentials like cleaning materials, and we have a cleaning rota. Before moving in, you'll need to pass some relatively light reference checks done by the landlord themselves, after which the whole house will sign a new tenancy agreement (one of us was on benefits when we moved in, and there was no illegal benefits discrimination by the landlord). It will be a 12-month contract with a break clause at 6 months, and after 6 months there’ll be a one-month notice period if anyone wants to move out.
The house is located between Stratford and Wanstead Flats, and just south of Leytonstone. Our nearest stations are Forest Gate and Wanstead Park, both 10mins walk away, with direct trains to Liverpool Street, Stratford, Walthamstow, Tottenham, and Hampstead Heath. It takes about 15mins to cycle to Hackney, and one of the best things about the location is that we’re right next to Wanstead Flats, which is a huge green space that has a bit of a wild country park feel to it.
The other occupants are all 30+. Sam is an artist working with 3D graphics, game engines, VR, and that kind of thing. Patch is into active stuff like climbing; films and books etc; getting out of the city in his van; and activism. Maria is an English tutor and editor with interests including reading, movies, Portuguese guitar, and political economics podcasts. We’re also frequently visited by the neighbours’ cats.
We all work from home at least some of the time, but the house is large enough that it doesn’t feel too busy. It’s generally a calm, peaceful place to live where people usually get on with their own thing and occasionally get together for food or whatever shared interests come up. We try to solve any issues by consensus in the interest of everyone and maintain a collective and balanced house. Smoking is ok in the garden but not inside.
Amongst the 3 of us, there’s one queer/non-binary resident, one cis male and one cis female. We’re all English-speaking (Maria also speaks Portuguese) and ‘white’/‘European ’. We’re open to applicants of all genders and identities (Spareroom has limited options for specifying) and we’ll be mindful and try to adjust to people’s needs where possible.
