Large and bright double room available for rent on top floor of spacious terraced house in a green and trendy neighbourhood less than 30 mins away from central London.

THE HOUSE
The house is over 3 floors has four bedrooms, at least one of which is permanently vacant and used as a study/spare room for visitors. The house is fully kitted and has all creature comforts, including large wi-fi TV with Netflix and Amazon Video, hi-speed wi-fi broadband, washing machine and dishwasher. The kitchen/dining room is very spacious and has just been refurbished, there are two bathrooms and a separate living room with TV, sofa and a piano. A small landscaped garden is also accessible from the kitchen back door, perfect for the occasional barbecue and to eat outside when the weather is kind (there is a small patio table and chairs). Free on-street parking is available.

THE AREA
The house is only 2 minutes walk away from Gipsy Hill train station (zone 3), with direct trains to London Bridge and London Victoria (about 25 mins). 24hrs bus No.3 also stops nearby and goes all the way to Oxford Circus in about 40 mins (ideal if too late to catch the tube). Brixton is only 15-20 mins away by bus. Within 5 minutes walk from the house there is a handy corner shop, the train station cafe, a lovely pub with garden, dry cleaner and a small craft beer parlour. A 10-15 mins walk up the hill is Crystal Palace triangle, with a large variety of shops, restaurants, a supermarket and a lovely Saturday farmers' market. Crystal Palace Sports Centre (which is located within Crystal Palace park and boasts a contemporary gymnasium, an olympic swimming pool, indoor and outdoor football pitches and outdoor beach sport facilities) is also within walking distance.

HOUSE SHARING
Would be sharing with a couple of young professionals in their mid thirties (live-in landlord) and one permanent lodger. We are looking for a chilled housemate, who would be happy to sit for a chat and a glass of wine at dinner time when time allows and who is generally sociable, but independent. Cleanliness, a mindfulness to the fact that it's a shared space (and therefore should leave things as one would wish to find them) and respect for those around would be a must. We have a super cute cat, who is quite friendly and cuddly and always grateful for a lap to sit on.
