Two rooms available hackney

Hello! I have two rooms available from the 1st of June in a gorgeous house in lower Clapton in Hackney. It's a 15min walk to Homerton station, 16 mins to Hackney Central and Clapton.

Sadly my two housemates are moving out so I'm looking for two new gals to join me!

The house is a few mins from Chatsworth road where there's lots of local shops and restaurants and just round the corner from hackney central. It takes 5 mins to walk to the canal which is so ideal for runs and in the summer!

The house is completely new (we were the first people to ever move into it this year. ) It's very modern and has three floors and a small patio outdoor space.

The house has three floors, the ground floor has an open plan kitchen/living room with a sky light so feels very bright! It also has the bathroom that literally makes you feel like you're in a hotel.

My room is on the top floor and then the two available rooms are in the basement. Please note these are unfurnished. They're both very spacious and look out onto the patio.

Bills on average so far have worked out at about 120-140 a month. Our house is tax band E so we have to pay £60.20 a month each in council tax.

The first room: £985 a month
is the medium sized room in the house and has the garden access door in it. This has a cupboard wardrobe thing as well!

The other room: £940 a month
is slightly smaller but still v a good sized room!

We also have two storage cupboards so plenty of space!

It has a dishwasher, a washing machine and a boiling hot water tap (v fancy I know).

The flat was unfurnished but we've set the living room up with a sofa, tv and chairs for the island. My housemates will be taking some of the decor and the table and chairs (which we'll need to replace). Put I still have loads of plants and can easily find stuff for cheap! Also have outdoor furniture which is great for summer!

For me it's super important to find likeminded people who would love to spend some time together while also having our own friends. I love watching shit Tv in the evenings and sometimes cooking meals together or do some wholesome things on the weekend.. I'm looking for people who want to be friends not just housemates!

A bit about me, my name is Leah, I'm 26 and from Bristol. I'm a freelance social media manger/content creator and I'm very outgoing and social. I'm very active and would love someone to go to classes with and I'm also v creative so fun activities together would be lush!.

I love going to the pub and sometimes going out on the weekend but I do prefer the house to be pretty chilled. Obviously down for the odd pres or night out, but nothing too crazy! - I do prefer a quiet house

I love food and cooking and watching crappy tv in the evenings sometimes together having a good gossip. I'm v obsessed with plants and I doing gardening in our outdoor space.
