We're looking for a new flatmate to join us in Hackney in the en suite bedroom of our friendly and relaxed flatshare. The fully-furnished room is available from 1st June (or possibly slightly sooner if that would be helpful).

*The Room & Flat*
We're on the second floor of a modern industrial conversion, with high ceilings and enormous East-facing windows that fill the rooms with sunshine every morning.

The room available is our spacious master bedroom with an en suite bathroom, furnished with a queen double, clothes rail and bedside tables — though with plenty of space to add a desk, additional storage, or any other furniture you might like.

We have a generously-sized open plan living room and kitchen space, with plenty of storage, and space for entertaining, or just relaxing by ourselves. We also have further storage space in the hallway, including our super-efficient laundry drying racks that are attached to the ceiling by a pulley system.

The flat is a modern building that's easy to look after, but still retains its industrial character with exposed brick throughout the living space and master bedroom. In the building we have a friendly and incredibly helpful concierge service, and bike storage available downstairs (though we find it easier to store bikes in the hallway). We have both a dishwasher and washing machine in the flat.

*The Area*
We're perfectly placed in Hackney Central, within 10 minutes walk of the Overground, which can get us to either Liverpool St, Highbury & Islington or Stratford in just 10 minutes. There's also great cycle paths, and lots of bus options into central London.

We're surrounded by amazing green spaces including Victoria Park, Hackney Marshes and London Fields, and on a surprisingly quiet one-way street — but just around the corner from Mare St, and loads of cafes, restaurants and East London nightlife. We're also spoilt for choice with shops, just a five minute walk from the local shops on Well St, two big Tescos, or 10 minutes from Lidl.

*A bit about us*
You’ll be sharing the flat with Ed and Luke — we’re two guys in our mid-twenties, easy going, and looking for someone who will enjoy living in Hackney with us.

We work in economics (Ed) and architectural photography (Luke), and both enjoy sports & the outdoors, arts & culture, and good food and drink (whether that's out at a restaurant, or trying a new dish at home). Ed is most often found at Selhurst Park cheering on Crystal Palace come rain or shine, or out at the pub after work, and Luke at an art gallery, or chasing down the last light photographing an old power station.

We're often quite busy out and about for work, travel, etc, but like to get together when we can for dinner, going or a run, or heading out somewhere nice — though of course we respect that we're all busy with our own schedules, so there's never any expectations there. We like to keep the flat in good shape, and have fairly efficient systems in place so that it's quite low effort to keep everything clean, tidy and organised.

We're open to people from all backgrounds, and looking forward to hopefully making a new friend who will enjoy the flat as much as we do.

*Admin & Practical Info*
The listed price does not include bills. The bills we pay are:
- High-speed internet
- Water
- Gas
- Electricity
- Council Tax (band E)

We currently have a system in place by which we share all bills and food, and we each contribute £300 per month to a shared account (we often have a slight surplus, so can take a payment break about twice a year). This has worked well for us over the past year, but of course we'd be open to doing things a bit differently.

We are currently in a one year tenancy contract running from 1st April (with a break clause that can be activated from October, with a two-month notice period). Our deposit is protected by the DPS, and is £1073.97 per person.
