I'm unfortunately moving out of this gorgeous flat to move in with my boyfriend. Looking for someone to take my room! The flat is split across the top 2 floors of a terraced house. We share the front door/hallway with 2 other friendly flats - one family and one couple.
Flat Info.
The bedrooms and bathrooms are on the lower floor and a large open living plan/dining room with a kitchen and balcony are on the top floor. The place is big enough to have people over, as we have hosted parties/events in the past. The flat has 1 full bathroom with bath and shower, a separate shower room on the lower floor and a separate toilet on the upper floor.
Upstairs Info.
The kitchen is big enough for 2 people to cook at once, with a separate fridge and freezer, oven with a gas hob and then a dishwasher. The washer and dryer are tucked away in cabinets in the main living area. The main upstairs room is an open plan living room/dining area, with a big wooden table and chairs, two sofas, an entertainment unit with a tv, desk, bookcases and general storage. There's north & south facing windows and a big sky light as well so LOTS of natural lighting. The balcony is just off this room and currently has a couch and small table. There are also plenty of plants for those who have a green thumb.
Bedroom
It's a large south facing double room with a built in wardrobe, and shelving. There is enough space for a chest of drawers and desk.
Location
The flat is in a great area, and within a 15 minute walk of Hammersmith, Goldhawk Road and Shepherds Bush tube & Overground stations, it's right in the middle of all three stations so it has great connections. There's a Sainsbury's local at the end of the road and a full sized Tesco and Lidl less than a 10 minute walk away.
The area is very safe, and just up the road from the Hammersmith Police & Fire station. We are fairly close to the Thames and close to a few parks in the area.
A little about Maggie...
I'm 30 and work as an Account Manager in Central London. I work about 2 days in the office and the other 3 from home. I usually work 9am to 5pm, but that all depends on the day as I work for a US company. I love to travel, fitness classes (including reformer pilates and F45), and adventuring around London. I have been living here for four years now and absolutely love the flat and location.
A little about Molly..
I'm 30 and work for a marketing agency on Oxford Circus and I moved into the flat in September 2023. I'm usually in the office on Mondays, Wednesdays and Thursdays, working the other days from home. I'm originally from Manchester and like to visit home sometimes on the weekends, but generally I like getting about London, cooking, going on walks and going to the pub with pals.

Rent & Bills
At the moment the bills are roughly £130 per month, and not included in the rent. This covers water, gas & electricity, council tax and internet. Rent is due on the 15th of every month.
The property is managed by Marsh and Parsons and will require a background & finance check for any new tenants (admin cost is £50). You would be signing on to our current 3 year lease with the option to renew. The lease started last year on September 15th, and will be until September 15th, 2027. However, the incoming renters rights bills will cause the lease to change in May to one-month rolling. The agents can only process a contract change to take effect on the billing date (15th of the month). However, the move in date is flexible and we can arrange between ourselves if the 15th of the month doesn't work for you.
Parking
There are free visitor parking permits for over the weekends, on week days it is controlled parking 8.30am-11pm. Our street is H&F CPZ C.
The flat is eligible for H&F on-street parking permits. I believe the pricing is related to vehicle emissions but for reference the permit for my 2018 Corsa costs £16 per month.
There is also space to store a bike at the front of the property (by the bin shed).
