Enough space for a desk and another two wardrobes and a rug after what is already in there . 2 minutes from Hammersmith Station walking distance, five minutes from the two shopping centres in Hammersmith and also surrounded by restaurants, takeaways and convenience stores as its on a main road. White city, Shepherds Bush, South Kensington, Notting Hill and Fulham are all ten minutes distance from the property. There is a shared bathroom and living room/ kitchen with only one other tenant. Taking viewings so you're welcome to come and see the property and see for yourself. If its a couple rent will be at a slight increase (£500 for bills and rent costs). Price is negotiable depending on what you can currently afford as long as the price offered is reasonable. Contact us on here and we can provide a telephone number for you to keep in touch with us. The room is furnished apart from no bed. We have disposed of the bed we used for our previous tenants in recent years. It would be at the tenants responsibility to provide their own furniture. The sitting room is brand new furnished with a 65 inch TV, broadband included and this is included in the bills cost as part of rent for WiFi and TV, broadband.
(£65 a month package ) the yearly payments are split in half for each tenant.

We have two x three seater white leather sofas so wine and alcohol are not permitted in the living room.

If there any spillages in the bedroom you rent , you would be required to pay for a carpet cleaner or service to clean that up for housing maintenance.

The bills costs , gas, electric , water, internet TV WiFi and broadband are all including in the rent. The rent is high as we live in an affluent area with everything convenient and in five to ten minutes of reach. We live in a very safe area and you will find this home comfortable. You are expected to take care of the house with the other tenant. Clean the bathroom after every use with bleach (bath , toilet and then sink only when needed so once a week for basin). Mop the floors and leave the bathroom hair free and from the drain too.

Hoover, clean and dust your bedroom every week. Use air freshener around the house.

Wash your dishes and put away in your kitchen drawer when they are dry.

There is a washing machine in the kitchen, and a fridge. Gas oven and electric cooker. Multiple cupboards for storage of items and cleaning products etc.

If you smoke, please smoke out of the window and air the room as much as possible to get rid of smells. Windows must be open everyday to help keep the house air clean.

Clean kitchen services and appliances after using for hot drinks or cooking. Spray window clean your bedroom window and the living room windows and tables if you use the living room that week. This is a joint responsibility across both tenants. Tenant in room one and yourselves.

You will be provided with everything you need here. It is a peaceful home and I have shared my home with many tenants over the years.

Gas and electric bills , water bills come up to 900 a month , service charges for the building we live in £200.

Other costs for housing maintenance is included in the bills also.

Broadband cost , WiFi cost , cost of TV .

Broadband £65 a month , WiFi £55 a month, tv value £1500 (the cost of the TV is split between both tenants) . So everyone can enjoy the TV and relax have leisure time in the sitting room comfortably.

The sofas and expensive furniture is also a reason why the rent price is high! It has very high quality interior so you have to respect that luxury living comes at a price :).

The area itself is very expensive rent averages from £2,000+ .

Including the bills and furniture charges , charges of appliances in the kitchen everything is split between both tenants and this is why our rent is priced at 3.5K

We also pay a lot of tax for the property and this is halved between both tenants .

There is a charge for parking yearly. We have a permit for the year and this gets renewed. We are also charged by the original owner for its security systems they use outside our flat as part of the service charge this is an extra fee.

So here is why our property costs you 3.5K !

It should be a lot more honestly but at 3.5K I think it's very affordable and cheap especially in London! :)
