This ad is for a double room (L shape) in the top floor of a quiet residential area in Kensington. The room comes with a queen size bed, two wardrobes, a small desk, and a big chest of drawers with plenty of space.

The flat has three double rooms, a big living room, a big bathroom (basin+bath+toilet), a small bathroom (basin+toilet+shower), and a well-equipped kitchen (and yes, we have good water pressure!). We also have access to a small balcony in the house patio. All shared except the bedrooms. All bedrooms have its own key. The overall state of the flat is good and the landlord is very accessible and acts quickly if something needs to be fixed.

There are two tenants (and me that I’m leaving), both in their mid twenties. Both young professionals, very polite, respectful and friendly. We enjoy chatting while cooking dinner but in general we are quite independent. This is a quiet house where friends and family are welcome when they can respect the current tenants and the rest of the people living in the building.

We are looking for a respectful and tidy young professional.

Costs:

The rent is paid quarterly by bank transfer. The rent is £795/month per tenant excluding bills. The bills (council tax, electricity, gas, internet) vary slightly from month to month but you should expect them to be £150/month per tenant. There is also a lady that comes once week for a couple of hours to clean the flat (rooms included if desired) and we pay her £30 per week.

As said, the rent is paid quarterly (four payments a year of three months each). The last payment was done the 14th of May and the next one will be the 14th of August. Each payment is £795x3 = £2385.

The bills are paid at the end of each month.

In summary, living in this amazing property costs the equivalent of £795(rent) + £150(bills) = £945 per month. Remember the rent is paid quarterly.

How to move in:

If you want to move in you will need to:

- Pay the remaining days until the beginning of the next quarter, that is, from the day you move in until the 14th of August.
- Pay an agency deposit for the room of £940
- Pay a furniture deposit for the room of £800
- Get the ok from the Landlord
- Pass a simple referencing process with an external company and organised by our agency*. Cost: £30
- Sign the Deed of Assignment of the agency* . Cost of this paperwork is £100 + VAT

*Our agency is Marsh&Parsons. There are no agency fees.
