The Avenell Abode

Hello there good people.

Unfortunately for us but fortunately for her the time has come for one of our great housemates to depart to move in with her partner meaning we are now one person short of a full house. On the plus side, we can now invite a kindred spirit to join our excellent houseshare in a very nice corner of Highbury (N5). Opportunities like this don't come up every day (they may do) so be sure to get in fast and come meet the gang. For purposes of maintaining the current gender balance and household dynamic we would prefer to replace one female with another.

THE ROOM:
The room up for grabs is cosy and comes furnished with a double bed, wardrobe, chest of drawers and bedside cabinet. It’s located on the first floor with a west-facing window to draw in some quality afternoon light.

Working from home seems to be the reality for most of us these days so we'd note that there are plenty of work space options for us all outside of our bedrooms e. g. kitchen, dining room/ landing. We've made it work well for all 4 people thus far.

THE HOUSE:
The house itself is a well looked after 3 storey townhouse with bright and spacious communal spaces including a large living room, dining room and kitchen with all the mod cons. There is one main bathroom and a separate toilet for those who cannot wait to go! A backyard soaks up all day sun and provides a wonderful setting for bbq’s or generous Pimms sessions. See photos.

A regular cleaner has been employed in the past but we all currently keeping the house spick and span.

THE HOUSEMATES:
A mixed bunch but a good bunch: An Aussie, a kiwi and a (token) Brit all of whom are professionals working regular hours. Easy going household with a social atmosphere and a relaxed approach to sharing the usual household responsibilities to keep the place in good shape. We are a considerate bunch who enjoy both the loud times and the quiet times and are looking for someone who rolls much the same way.

THE NEIGHBOURHOOD:
As for neighbourhood amenities, the Arsenal tube station is a 5min walk whilst Finsbury Park is less than 10min away making for easy connections. There are plenty of local grocers/ supermarkets around and some decent food and beverage joints too (when they open back up!). Clissold Park is class and only a hop, skip and a jump away.

THE MONEY / LEASE:
Rent is £750 per calendar month and the deposit £1087.50. Bills are additional and shared between the house mates.

All tenants are asked to sign onto the lease which is managed by a local agency. The landlord is very responsive to any issues which may arise although this has been few and far between.

AVAILABILITY:
The room is vacant now. We of course realise these are far from normal times however current government rules allow for people to physically view and move houses. We are relatively relaxed about viewings and work normal hour weeks so can hopefully arrange viewing times to suit.
