THE BEDROOM:
Nice and bright, featuring a build-in wardrobe, a double bed with a new mattress, a chest of drawers, a desk and book shelves. There is space under the bed, on top of the wardrobe and additional storage space is available in the hallway if needed. The room is quiet and south-facing, so catches the sun throughout the day. The bedroom size is 3.9x2.7m.
THE FLAT:
A two double-bedroom flat, fully furnished to a comfortable standard, with double glazing, central heating with a new boiler, a new washing machine and a separate dryer. The kitchen has just been refurbished, and the bathroom too.
There is a shared living room with lots of natural daylight due to the two balconies. One of them is south facing and is perfect for enjoying coffee in the morning sun. There is also space for a bike in the hallway or on one of the balconies if needed.
ABOUT ME:
I’m a Spanish/British lesbian in my early forties. I am a professional, I am pretty chilled and easy going. I am not into parties but I’m always up for sharing a good glass of wine or a meal. I’m a bit of a foodie and eat all types of food.
At the weekend you’ll find me playing tennis, going to a street food market, visiting an art gallery or getting out of London in search of nature.
I’m proactive and always try to keep the flat clean and tidy as it is a homely space.
YOU:
I am looking for a professional who can commit to staying in the flat for at least a year (the landlord is pretty decent and flexible). If you're fairly chilled, sociable, on the tidy and clean side, and a thoughtful person, this place is perfect for you.

THE AREA:
The Flat is situated one min away from Clissold Park, on a quiet but well-connected street, close to Stoke Newington Church St and within walking distance to Highbury Barn and Newington Green.
The area is well connected by buses 141, 341 and 393, and the bus stops are just around the corner from the flat. Canonbury overground station is 10 mins away, Arsenal tube station is 15min away, and Highbury & Islington and Finsbury Park stations are 20min away.
There is a well-stocked local shop and also a nice pub with a great garden right around the corner.
THE RENT AND LEASE:
Rent is £725. The deposit is £572.
Bills include council tax, water, energy, fiber broadband, and TV license. And there is also a kitty for house supplies.
Tenants are asked to sign the lease which is managed by the landlord’s agent, who will charge a one-off admin fee.
