Hello, I am looking for someone to take over my tenancy for this 1 bed flat in Highbury. The rent is £1000 a month, not including bills, and the deposit is £1,385.

The tenancy runs until next June, at which point you would be free to renew it with the landlord. You would need to pass the referencing checks with the estate agent. They accept low income or students if a guarantor is provided, I'm not sure about housing benefit but I can ask.

It's a spacious one bed apartment on the first floor. It has a seperate kitchen, bedroom, and living room, as well as a private balcony. There is gas central heating and double glazing. It comes furnished with double bed, wardrobes, sofa, coffee table, dining table, kitchen appliances.

The flat is situated around the corner from Clissold Park, with easy access to Newington Green, Highbury Barn, Stoke Newington Church Street etc. Finsbury Park, Holloway and Islington are about 15-20 minute walk away.

For transport, Arsenal and Finsbury Park stations (Piccadilly and Victoria lines) are about 15 minutes away. There is also the overground at Canonbury, and various bus routes into central London.
