2 Double Rooms in Lovely flat Highbury & Islington

Hey all! Thanks for looking at our ad! :)

We are looking for 2 new housemates to come and join our friendly home in Highbury & Islington.

We have been here for a few years now and we are looking for someone who wants to make a new home rather than just find somewhere to sleep. As a flat we do things together now and then, pre coronavirus we would sometimes pop around the corner to one of the many lovely local pubs for a pint. We also have our own lives of course and respect each other's space.

We would like someone who is in the 24-39 age range, but this is pretty flexible, if you seem like you will fit in that is what really counts.

It is definitely a friendly house but not a party house. We would like someone who wants to interact with their house mates rather than just hide away in their room.

It is a large 4 bed flat and you would be living with 3 others in total. We are 2 English guys in our early 30s, I'm an Architect and George is a PR Press Officer at the House of Commons. We don't mind living with guys or girls, if you seem friendly and easy to live with then that's what matters.

The flat:
It's a large sunny 4 bed flat on the second floor of an Art Deco style building (ish…) which was designed by ECP Monson in the late 1940s. It has been redecorated to a good standard. We have a large sunny living room with nice comfy leather sofas. It has a decent balcony complete with BBQ - the balcony looks out over the private back garden which is literally the size of a small park. The garden is gated and for residents only.

The rooms:
There are 2 rooms available, the larger double gets the morning sun and looks out over the tree-lined street and is £749 per month, and the smaller double gets the afternoon sun and looks out over the park/garden and is £649 per month. Both rooms have loads of storage including built in wardrobes, drawers and fancy storage beds that lift up on gas struts to allow you to hide all your stuff underneath. All the furniture is fairly new.

The bills:
The bills are fairly reasonable: the water, council tax, TV license and broadband come to about £60 per month. The only other bill is gas & electricity and that is paid once every 3 months - previous bills have ranged from £13 to £25 each per month depending on the time of year.

The area:
Highbury & Islington and Islington as a whole is a great place to live, there are lots of bars, cafes, pubs, restaurants and parks, all within walking distance from the flat. It is about a 15 minute walk to the top of Upper Street and about an 8 minute walk to Highbury Fields Park. The street and surrounding streets are pretty with trees and lovely Victorian houses. Next door there are some brand new apartments that have a Fitness First Gym with a good pool and sauna that you could join once we're allowed to those sorts of places again. If you have a car there is resident parking on the street and you can normally get a space outside the building. We also have a very secure bike shed out front.

Transport:
The transport is excellent!
Arsenal Tube: Piccadilly line -5 minute walk
Highbury Islington Station: Victoria line ,London Overground, Great Northern -15 minute walk (go through Highbury Fields Park)
Drayton Park Station:- Great Northern. -6 minute walk.
Finsbury Park Station:- Piccadilly & Victoria lines, Great Northern, Thameslink -12 minute walk
Plus there are loads of bus stops only a few minutes away.
