Cosy double room in spacious house

We have a room newly available from 23rd June at our warm and spacious house. We would love to find someone easy-going, considerate and friendly to join!

The room: a cozy double room on the first floor of the house which overlooks the garden of the property. The room has lots of sunlight and is very peaceful and quiet. It is currently equipped with a double bed with storage underneath. It has 1 double wardrobe and 1 chest of drawers.

The house: We live in a 4 bed property in a small gated development, 10 minutes walk from Archway, 15 minutes from Highgate station. There is one bathroom and an extra toilet shared between three of us! We recently had double glazing installed so the house is nice and warm!

The housemates: We are three girls all working full-time jobs in education, pharmacy and Speech and Language Therapy. Our varied interests include long walks, reading, TV/film - e. g. Friends, Harry Potter, Marvel films, psychological films, board games, video games, singing/guitar, dabbling in crafts and cooking/baking.

The area: The mews is very quiet and safe with lots of families. Highgate village, Waterlow Park, Hampstead Heath and Crouch End (with plenty of shops, cafes and restaurants and two arthouse cinemas) are all 10 - 20 minutes walk, and there are great bus connections to Central London as well, only 5 minutes walk from the house.

We have a large living room and downstairs there is a kitchen/diner which leads directly onto the garden.
There is also a garage for storage, which is great for bikes!

We are a quiet household, and each have our own lives but also might chat over dinner, cups of tea or get together occasionally for films etc. We are looking for a chilled, friendly, clean and considerate person who will make a nice addition to our home, and who is looking for a home, rather than just a room to rent somewhere. We have a weekly cleaning rota for all of the communal areas and chip in for communal items which we all help to buy - toilet paper, bin bags, cleaning products etc.

RENT, BILLS, DEPOSIT AND CONTRACT
Both rent and bills are due on the last day of each calendar month. Bills are currently £120-200 per person each month (£200 absolute max for Jan!) - this does not include the TV license. The house is being managed by an agency, who arranges contracts, the referencing process, deposit forms and all house related procedures. You would be signing a joint tenancy agreement which is renewed annually.

The deposit for the room is £739 which you would need to pay to our current housemate after you have signed the contract with the agency, alongside the official deposit forms. All further details can be discussed during the viewing.
