Cosy room in huge 2-bed Victorian garden flat!

Hello!

I have a small room (500pcm, photos 2 and 3) available in my rented two-bed, two-story flat from the second week of September 2021 (flexible move-in date) - female housemate preferred.

Alternatively, I'd be happy to swap rooms and rent out the larger one (photo 8) for 650pcm.

Couples (any gender/format) would be considered for the larger room only.

Students and freelancers welcome. The landlady might ask for a reference. No deposit needed but I will ask for a small holding deposit if you opt for a slightly later move-in, returnable on arrival.

The smaller room is a petite (lovely and warm and only takes 5 minutes to clean and tidy though, eh?) L-shape but has a 10ft high ceiling and large window so doesn't feel claustrophobic. It has mushroom/cream coloured walls and carpet. There's a big external wardrobe and store cupboard just outside the door, built into the landing, and inside a 'European double' new John Lewis bed, small desk, and space for bedside table and shelving.

The flat itself is 160yrs old, has a 32ft x 13ft - yes, 32ft! - living-dining-work area with sofas, table, exercise bike, table, huge TV and tons of history books, leading to a lawn, trees, gravel, and lots of neighbourhood cats outside. Bathroom contains The Biggest Bath in the World. We have two loos, a functional kitchen, and big under-stairs storage cupboards. There's high ceilings, vintage-y decor and shabby-chic furniture throughout and nice floorboards so it doesn't feel like a soulless landlord's beige box. The bedrooms are upstairs and the rest downstairs (with apologies, the flat is therefore not wheelchair accessible).

We are right near a delicious Italian pizzeria and less than five minutes’ walk from Co-Op. There’s a Pan-Asian supermarket, and Hither Green, Lewisham and Catford's cafes, pubs, Aldi (v. useful) and more nearby. It takes about 15-20 minutes to walk to Lewisham DLR and the high street or eight minutes to Hither Green station with regular v. quick trains to London Bridge and elsewhere. Goldsmiths uni is a 45 minute walk or a bus/train away.

You'd be sharing just with one other person - a mid-30s university press officer and historian, English, non-smoker, trainee wrestler, clean and tidy-ish, spends a lot of time reading and writing and watching Netflix. I currently work from home but may return to the office part time soon. I am out a lot at the gym, swimming etc and plan to travel and visit people more at the weekends, so you'd have the place to yourself a lot.

There are certainly slightly larger bedrooms available in this area for a similar price point, but often with many more tenants sharing and much smaller general living area, so depends what you’re after.

I'll consider a shorter/flexible let, so this would be perfect for a Greenwich, Goldsmiths or Trinity Laban student, for example, if you just want to rent for six or nine months (six month minimum). Longer-term also great.

Small room: rent 500pcm +50 council tax +40 toward utilities = 590 all-in

Larger room: rent 650pcm +50 council tax +40 toward utilities = 740 all-in or 780 for a couple
