Double-bedded room in friendly Holloway houseshare

We are looking for a responsible, considerate, friendly, easy-going, NON-SMOKING, female graduate (23+) professional, perhaps a teacher, or Grad student or post-doc to join our house in Holloway (to replace one who has moved on after 2 years).
At the moment we are British and Spanish but nationality is not important. Our interests include travel, nature, dance, yoga, keeping fit, languages, rock climbing, running.

The room is approx 3mx3m with a double bed . It is in the rear ground floor extension of a Victorian terraced house, and looks out on the garden with a pond. The room is quiet as the walls are solid engineering brick and do not transmit a lot of noise, and we don't have noisy neighbours.
The kitchen is rather narrow, but has a washing machine and separate drier, dishwasher, electric hob, microwave cooker. There are two adjoining living rooms totalling approx 8x3.5m with settees etc, and the main bathroom is adjacent to the advertised room.
The house is well-maintained, has central heating with a new boiler, and is generally well-insulated.
Rent includes most bills ie broadband, water, council tax, tv licence, but not gas and electricity, which has always been less than £5 per week each in total, even in winter.
We keep the house clean and we want you to do your fair share without prompting.
The location is quiet - the road is gated and this room is, in any case, at the rear. But it is very convenient for all kinds of services. It is walking distance to Finsbury Park, Holloway Road and Archway tubes, and only 300m from the many bus routes, shops and services around Nagshead junction. It takes less than 5 minutes by bus to a tube station if you are feeling lazy.
Most lodgers stay 2-3 years.
